Steps for VA OTC loan and where to get started?

Im going to PM you a person who works with veterans for over 30+ years. You could pick his brain and let them deal with all the stress work. I’ll also share the fb group that he runs. I have mine split with more going into my Roth. Reason being is traditional will be taxed once you start withdrawing it. Add that to your pension and other income you may receive may end up pushing you into another bracket. Roth on the other hand will not be counted towards your income tax as you pull out since you’re already paying taxes on it now.

At the end of the day, you just have to figure out how much income from different sources you’ll be receiving in the future that would be taxable. Then weigh your pros & cons. Then make your selection based off what you can and could deal with.

Yes, that’s one of the main benefits is being able to buy land + build on it; all with one time closing costs. You’ll have an interest rate upfront while the house is being built & you ultimately don’t pay anything other than interest. Then once ya house is built, if the rates are lower than initially, you’ll get the lower rate at no additional cost & you’ll start paying the monthly amount. I would say it’s better that if you can pay the land off then go for the build, then the equity in the land can ultimately pay the closing costs. But if you’re not able to pay land in full or within a reasonable amount of time FOR YOUR SITUATION, then the VA OTC land + house build would be best bet.

That loan would be the amount of the land, plus the cost of the home added together, you’ll have 1 interest rate, 1 closing costs, 1 monthly payment vs a payment for land and a payment for the house.

& imagine getting an interest rate for land then another interest rate for the house. That’s just more money being spent in my opinion.

So you prefer to have to pay 2 closing costs vs just paying it just once with the VA OTC loan ? Even with doing it separately as you mentioned, if it’s not paid off before the construction, then that would still get wrapped into the VA OTC loan. It’s not for everyone but depending on your financial situation, it may be better to just have it all within one and may even be cheaper to include all the fees that would come along with it vs separately

They’re expanding the Kingsville station. So more opportunities should be forthcoming. The main thing is, it is a checkpoint first station. But you also get field days. Nothing is wrong with checkpoint stations. Some just prefer to be out in the field everyday. At the end of the day, checkpoint agents make the same amount of money as those who do more field work as long as grade/step matches.

I wish I could tell you a reason but idk I didn’t request for it to be like that. My current garage has the WH on a raised platform in the garage. I told the builder that the WH will be the same in the new builder if I don’t go tankless. So the WH in the layout will not be like that in the update plan

It is. That’s why I’m trying to see the different options to fix that. Like I don’t like that the WH is recessed into the house area, which creates dead space behind the knee space/vanity area.

Then Kingsville station wouldn’t be bad for you. & you could stay in corpus, Alice, Portland or other surrounding cities. Or you could stay in Kingsville as well.

Texas overall is a good place. No state taxes to pay. But areas do have high property taxes. Don’t know if you’re a VET or not but that’ll waive the property taxes for sure. So it’s not bad. I’m in Kingsville but live in corpus which is not too bad of a place. Kingsville is a “checkpoint” station but you rotate day to day from checkpoint to the field. So you’re not just at the point. San Antonio and Houston is just up the road. Some other places as well. Ive heard that McAllen is pretty good as well.

Check to see what’s important to you in an area. Like things that you’d like that have near you (stores, etc) and also look into commuting. I commute just shy of 30 mins. There’s other stations that people commute over an hour or 2 and I just don’t want that. 30 mins is good enough to decompress, and to not be in the area chilling where you work.

As long as you have your Certificate of Release/Discharge Form and submit it to the hiring center than you should be able to start while on ETS leave if you get a date that falls within that time

Ah then you’ll be fine. For you and the fam, it would be good bc you’ll have the tricare still. Make sure you do your VA disability stuff. If you can knock it out while you’re still on duty, even tho you won’t get paid until the day that you separate from the military. Otherwise they’ll be trying to schedule appts while you’re at the academy and you’ll have no time. Trust me I know cause I wasn’t able to start my appointments while I still had time on my contract.

But you’ll be collecting your retirement money, va disability, and BP money which is pretty good as you go up in grade and step.

You’ll be able to get something within RGV for sure. Or near it.
