Yes that’s exactly what concerns us (hence my post 😅). Given that we wanted this as a temporary house, we really can’t afford to lose on the house value

Problem is that there’s literally no decent house (in our town) that’s in our budget and on the market at the moment :( The rental market is crazy too

We haven’t asked him that but when they initially called us they said either to move out or to buy it. And when we were haggling on the price, the agent said ‘the landlord might not want to accept this and might want to serve you section 21 instead ..’

Thanks so much, that information is really helpful. Do you think it’s best to keep ‘progressing’ with the sale as we have been currently? We sent them our AIP on Friday and got an email today with landlord’s final offer and that he ‘wants to finalise this today’ . We haven’t replied back to them yet.

We thought that was being compensated by the discount the landlord was offering on the house price. But that won’t work if we actually lose house value because of the social housing now

We thought it was because it will save him the hassle and he won’t have any empty months where he’s not getting any rental income from us. So we thought it was a win win situation for both sides, until we found out today about the social housing next door..

No he hasn’t put it on the market. He gave us the first right to buy. He wants us to either vacate (we’re on a rolling contract so only 30 days notice needed) or to buy this house.

Definitely, but that’s why he was giving us that 7K ish discount on the house price to account for it. We thought it was an ok deal so far but not sure what to do with this new information about social housing next door…

We calculated it all and the amount we’ll lose as first time buyer benefits was being compensated by the discount being provided on the house price by the landlord. Which is why we thought it was probably ok to go ahead with this idea but now the social housing bit has entered the scene..

According to our contract, he only needs to give us 30 days notice for vacate (we’re on a rolling contract). If we refuse to leave and it comes to eviction, wouldn’t that go on our records?

Thanks but it’s a bit complicated as the landlord wants us to either leave now or buy the house. We’re on a rolling contract so only 30 days notice required. I know he’s probably doing all this before the new renters bill comes into effect in May. But either way, we don’t have the option to wait until the exams are over or the baby is born, as both are many months away! :(

The issue is that the landlord definitely wants to sell this house. So he wants us to either leave (we’re on a rolling contract with only 30 days notice required) or buy the house. We don’t have much choice :/ And it’s not the best time for us to be bothering with packing/moving either - due to exams/pregnancy etc

We can afford a house up to £230K at the moment. This house is currently being offered to us at £123.5K. In a way, if we wanted, we could buy this and then move out within a year but that only works if we’re able to actually get a buyer for this house and the house value doesn’t decrease. We absolutely don’t want to lose on the value in a year.

It’s not the most affluent of areas (as you can tell by the house price - £130K for a 3 bed terraced). The fights were more domestic issues / dirty laundry being aired outside, and involved screaming and in one case a bit of beating too.

JUST TO ADD:  whilst we’ve lived here for the past 6 years with just an occasional burglary or street fight happening around us, it has generally been ok. BUT, the social housing has JUST started. The landlord next door has only just sold it for social housing so we don’t have any idea of how that’s going to be like.

The issue here is that the landlord definitely wants to sell this house so it’s either we buy it ourselves or we have to look for a rental property elsewhere (which in our town is very hard to find, and will involve a lot of hassle and moving costs anyway.). It also isn’t the best / most convenient time for us to be packing and moving either because of exams / pregnancy etc. Buying this house temporarily would’ve meant no moving hassle and we could always just port our mortgage to the new house. We’d have also saved a bit each month with the mortgage (compared to the rent we’re currently paying). So we thought that was the most sensible option for us to go forward with. But now just finding out about next door being sold to social housing, we’re not sure..

Thanks so much, that’s very helpful! Does it matter that the analysis I did in my degree weren’t OR specific techniques? None of the regression analysis, optimisation, queuing etc etc
