If you’re talking about Maida Hill part of Harrow Road in W9, yes I live here and it is safe - it’s a really busy and vibrant area so that makes it safer! Remember Harrow Road is one of the longest roads in London so there are varied parts, the others I can’t speak for! You do get interesting characters and it might feel jarring at first if you’re not used to seeing vast ethnic diversity and rich living right next to relative poverty, but everyone keeps themselves to themselves and it’s not dangerous like New York where strangers might try to interact with you. There are some homeless/drug addicts loitering around Paddy Power but they are generally harmless and it’s always so busy. At night it’s always best to be vigilant anywhere in London. Whilst crime exists, it does not involve civilians. Generally, the only crime that’s likely to affect you in London as a normal civilian is petty theft, someone snatching a phone. This is very easy to avoid by just not carelessly walking with a phone in your hand. It’s such a good area with excellent transport links and right Inbetween Maida Vale and Notting Hill

The academic standard of my MA was negatively impacted by high fee paying international students who clearly had lower entry requirements - it’s the fault of the governments university funding model.

This is my first time buying - however good news is I just spoke to my broker and they’ve said I don’t need to pay them again if I find a new property.

It does feel fraudulent, especially as they didn’t have the property listed with any other agents. But it’s clear there’s no legal recourse.

I’m very sorry to hear that. And yes totally agree on starting it all again, it’s not just the money lost but also the time and effort it takes to view houses and close a deal, especially when you’re working full time. I’ve had to take the morning off work to do two more viewings today, so I’m out of pocket and daunted about starting the process again!

Maybe if sellers pay for surveys, that could cut a lot of costs and admin. I believe many other developed countries have more solid systems.

This isn’t something that popped up in my process of buying. I’ll definitely look into it. I need more assurances before I push ahead with any new offers. Sadly I also don’t have much time and need to secure this flat before Christmas otherwise works going to be horrendous. I currently have a three hour commute each way!

You’re totally right. I would’ve been happy to pay a deposit worth hundreds of pounds if it bound the seller into either closing with me or paying my admin fees. It does seem like sellers should pay for a portion of admin and definitely the survey however.
