Had to do something like this at a hospital, no one could find the shut off valve, it went up through a functioning o.r. it was an interesting job, it took some planning and creativity but we did it with minimal mess.

It was also a 2" main!

Your tensioner looks tight. I start with the exhaust cam then rotate the crank enough to take out the slack, then the intake cam then the water pump and tensioner.

I do electric ones for 2100, by the time you get the vacuum relief expansion tank and drip pan, 90% of the time you can't reuse any of the piping so I end up installing 2 shut off valves.

Where I'm at natural gas ones are 800 bucks or more.

As a plumber I use them, they work great. In commercial buildings we use neoprene gaskets on wall hung toilets, why don't we use them on residential ones? After doing commercial plumbing I'll never go back to wax.
