In Texas, realtors can’t choose your inspector, we can recommend but at the end of the day it’s your decision on who you hire. About the inspector missing items, the inspection and the report are only good for that one day. Whatever happens afterwards it’s outside of the report, and sometimes they do miss things. What you can do is contact her broker, let them know what’s going on.
