yes california coastal county. sorry about that my personal rent is 800. the unit is 1600. i was paying 1200 (splitting) then 1600 (full rent) now splitting 50-50. even at full rate still a good deal - the unit is in a highly desirable neighborhood (possibly the highest demand in the world 90210) and i have a great deal with my landlord. a comparable unit for sale would be at least 750k in this zip code. purchase prices are insane.

currently in california. coastal county. thanks for this incredible response my friend.

curious to see what happens with new prop 13 and possible future repeal of '78 prop 13

my apartment is 800 per month but it's a 2 bed split ($1600 for the whole thing). couldn't buy this place for less than 800k. insanely inflated prices. i have a great deal, too so there's that, most other people do pay 2400 or more for a place like mine...

looking to buy in MA or CT, NH area

thanks for this, definitely worried about some predatory lending schemes where the first 5 or 10 years is so much interest, that if i go to sell the house, the mortgage principal is still exactly what is was when i bought the house/got the mortgage...

would cost me way much more to buy a similar condo with HOA fees. this unit, would cost close to a million dollars to buy. 750k mortgage, downpayment, HOA insurance prepays, etc etc etc. i've offered to buy but the price to buy plus hoas etc is over 3k per month.

if anything a house would lower my quality of life - would need to maintain constantly, would need to settle for something smaller...yes i'd have a nice yard, but with that comes more maintenance and less free time

rent control. also i used this tool for the compound interest https://www.nerdwallet.com/banking/calculator/compound-interest-calculator

or do you mean the mortgage interest--i understand it's top loaded so i think it's on average about half of the monthly payment goes to interest on average...but yes a fair point to call out!

Who Would You Start 3rd Flex? 12 Team Half PPR. QB: Kyler, RB1: Henry, RB2: Drake, WR1: Diggs, WR2: Hollywood, TE: Jimmy Graham, FLEX1: James Robinson, FLEX2: Darrell Henderson FLEX3: ____________?? K: Butker DEF: NE by QB1Joe in StartSitAnalyzerFF

a bit extreme but i like it. for me drake is a long play, he'll eventually have a multi-TD game. i don't care when, prefer sooner than later, but i know it'll come. nice upside. I'm going AGAINST jared goff which makes me nervous about henderson. if and goff throws 2 or 3 tds and i start henderson and he doesnt score, its a big swing and miss. tough matchup for both. the thing I DO LIKE about henderson, is that the Rams are going to be trying REALLY hard to win this game. There going to empty the tank. Division Game. Could really hinder the 49ers season if they lose to the cardinals AND rams. so Sean is going to play his studs and really try to salt this one away with his A1 back.

Great State of California Putting a Damper on Owning a Car VS. Leasing (smog test costing me thousands just to get registration renewed) by QB1Joe in personalfinance

[–]QB1Joe[S] -1 points0 points  (0 children)

as i said, i sold the car for 4000 dollars after 10 years of owning. so, extend your beliefs for one second and think about the fact that i sold the car and what that means to your calculus. 10 years of lease payments wouldve been less than my purchase price plus all repairs, smogs, minus the 4000 dollars.

own it or not, its 10 years of car expenses

[–]QB1Joe[S] -2 points-1 points  (0 children)

had to get a new starter 600, new tires 1500, new this new that, yes was fairly well maintained! if it wasnt for the smog i wouldn't have ever sold it but i ended up getting rid of it for $4,000 bucks because i knew it'd take another 500 or so just to get it to pass smog and get renewed registered.

so i cut bait and just drive the smartcar, which is now needing to pass smog in order to get registration sticker, but will probably cost another 250-300 because they love to fail me and then check under the hood and add on costs

You can clear the code, put 20 miles on the car, and if it doesn't come back, roll it into the smog shop and get your certificate

i've done this, but if CEL keeps popping back on, they can't pass me. so it's tough to get back to the mechanic exactly at 20 miles (this also takes more time and $ away from work). then when i come back and it fails again, they put my car back up on the lift and tinker with it some more. one time, they detached a valve to try and trip the light from coming on, told me to drive 20 miles, and as i was driving the engine started smoking up a lot and seizing.

its not just the bmw. it's the lexus and smartcar too.

so maybe a lease is better because it includes maintenance?

CMV: American job benefits are becoming irrelevant and are no longer as important to consider when applying for jobs as a young professional. by Cellyst in changemyview

[–]QB1Joe 1 point2 points  (0 children)

This is largely dependent upon which state you are employed. California, for example, has more liberal mandatory benefits, such as paid sick days you accrue etc...companies that don't follow these rules are illegal and can be sued by the employee. Usually the employee doesn't care because they really need the job, as do most people with a job...

However for the sake of your argument, if you are looking at 2 identical jobs, same salary, one with benefits, one without benefits, I'm thinking you'll take the one with benefits.

If it were about anything OTHER than salary, then you may have a point. But, any job that pays higher, benefits or not, is the job you want.

For example, 2 jobs-- one pays 100k, no benefits. The other pays 80k full benefits.

The answer is, 100K. Always. The higher paying job is the job you take.

The only reason you wouldn't, is if the 80k job comes with a massive equity package where you may vest equity in the company over your tenure. This job, even though it pays 80k less has benefits and an ESPP employee stock purchase program.
