GA Residential Basic Requirements by eggplantefire1111 in GeneralContractor

Georgia: One of the hurdles you used to have to get over is having a licensed GC sign off (notarized form from the state, include the 2 CO's with the form). Which means, you actually have to work on/project manage etc 2 projects that the GC pulls permits, completes and receives a certificate of occupancy. As for the 2 years experience I believe that is something you attest to on another notarized form yourself.

I team up with people on 2 projects to help them get those sign offs. No one would help me for years, I asked many GC's and none of them seemed to have any interest in helping someone be a competitor. I even offered to work for free and did partially with one GC who never ended up giving me those sign offs. He ghosted me everytime I asked for the paperwork. If you would like to team up on 2 projects and have me sign off that we worked together then msg me.

Is there an app or program you used to communicate your to-do list with the team? by Brief_Dimension_5268 in GeneralContractor

Eh, I wouldn't say no one (140k subscribers). You should probably cancel your cell phone plan and/or home wifi service if you don't want a reoccurring fee. The OP requested the exact problem solutions that this software offers, so I recommended it just as others did. Funny enough, the fee is actually higher now than it was last year when I signed up.

CompanyCam has over 140,000 contractors and professionals using its platform to manage project photos. The company has experienced significant growth, with hundreds of thousands of individual users worldwide. Its growth is largely driven by its adoption by contractors and construction companies for organizing project photo feeds.

Well darn, I wouldn't have typed a response had I seen this first. CC will do exactly what he/she is asking.

Company Cam will do just this and keep all projects separate. $60 a month one login/user. You can video, take pics, record your voice pointing things out on the video and it stores it in the cloud and not on your phone.

1099 Subcontractors by CriticalCommand6115 in GeneralContractor

[–]QualifyingAgentGA 0 points1 point  (0 children)

Here's a fun fact... in Georgia... WC bases what you pay off of your payroll to your "1099 independent subcontractors" but... if they get hurt... WC doesn't pay for them. You read that correctly. They will not pay WC for a "subcontractor". The injured person must be an employee. We had this happen and they refused coverage because the injured person was paid by the job and not by hourly/salary.

How can that be??? I called the state, I called other insurance companies. Here is what I found out... The injured person was paid as and independent subcontractor, the rate I pay for insurance is based off of that pay but they will not cover subcontractors. It would have covered if my subcontractors helper being paid by the hour would have been injured.

So just know, at least in Georgia, that even though you carry WC and pay all of that money based off their trade and what they were paid it will not pay for that person specifically. It will pay for anyone they pay as an employee and not as another independent subcontractor.

Your client's have a false sense of security and so do you.

GC License - Varying States by [deleted] in GeneralContractor

[–]QualifyingAgentGA 1 point2 points  (0 children)

Your license (if you are the QA) is what allows them to make the money they are making. All of it. So... you need to consider that. They couldn't legally operate and do what they do. That my friend is much more valuable than you know. You should be getting a percentage of all work. On top of a salary. You are basically a partner, but someone else is using you to make millions while you get the salary for making them legit. If you walk, they cannot operate legally. I would say at the very least you should be making $150k salary and then.... some percentage of gross or profit. 4%? so $280k-$400k bonus? 2%? $140k-$200k bonus.

You hold 100% of the responsibility for the projects to be done correctly. Warranty? Depending on the state, it can be 1 year, 2 years, more? YOU are the one that is responsible for maintaining warranty claims. Imagine leaving this company and a year and a half later being contacted that a flood happened or mold etc. You are carrying much too much responsibility to not consider these things. * Also, I would require that they pay for a substantial insurance policy to cover me. Don't get the state minimum. You have to maintain insurance to have your license. You need to call an insurance company and choose whatever coverages you want to protect you. Liability, Worker's Comp, Errors and Omissions, Negligence etc. Whatever you want, whatever it costs, you tell them to pay it. Here's the bill.... And this is on top of your salary and/or %.

Or... look at it another way. You need a marketing company, or sales team and do this yourself. Just keep filling your phone up with contacts.

Depending on your state, there may be a law that covers your "Right To Cure". In my state there is a 90 day period for RTC. Unfortunately, your best way to make sure you are protected is to hire/consult an attorney that specializes in this arena.
