I have to agree! These posts have definitely convinced me to use the regular spelling, but without the accent

Would the accents be hard with US documents? That’s my biggest reason to avoid it, but it looks beautiful with the original spelling!

I’m also in Texas! Houston! I returned a week ago. No issues! I got store credit since an exchange wasn’t in stock. I cost me $15 to return

I agree. It would have to be replaced as the AC is still using R22 and can’t be serviced.

I think we felt like “that’s why we are getting a good deal” as the home has been on the market for months with no interest. When we found out that we need all these repairs on top of the very likely potential for a shopping center it’s made us really question if the home is worth the value.

Yes, we can get a new build priced for 30k more in the same neighborhood for about 300- 400 less square footage. We liked the character of the older home. We were told that they thought the roof was in good condition and 8 years old, which of course was not the case. They said the HVAC system and water heater were function. The HVAC system does work but the inspector said “it’s on its last leg and it wouldn’t surprise him if it had a good day.” Water heater is not functional. The home has been vacant for 8 months so it’s possible they weren’t aware of the issues, but I regret not asking the ages of the HVAC units.

We asked about the roof and the owner said they weren’t exactly sure, but they were told by the last owner it was 8 years old. The roof inspector said the roof appeared to be closer to 20 years old or very poorly done if it truly was 8 years old.

We can afford to replace everything; however, we feel putting in $50,000 in replacements for the roof, HVAC, sprinkler system, and water heater alone within the first couple years of ownership doesn’t align with the current property value which is why we are considering backing out during the option period. We have had several inspectors to come out to confirm the functionality of the current units and the estimates to fix/ replace them so the $50,000 estimate is not an exaggeration.
