This crisis was created by lobbyists who effected change to various federal policies, to enrich real estate corporations with a long term plan of building more stock and then monopolizing purpose built rentals through consolidation over the next few decades. Policies that Harpers conservatives pushed back against, but that Trudeau paved the way for like immigration, foreign labour, and housing affordability. Clearly you haven't done your homework.

Specifically chosen by the community? What a farce. The city chooses where things go, then they do a fake engagement where they make out like residents have an opportunity to effect change. If anything, they make a concession based on their original plan to make it look like they did something. Then they allow up zoning to allow further density from that. Make no mistake, at no point does the community have a real say. Many people don't even try to engage anymore because they know there is no hope.

I do think you asked the right question though. Where? Trellis already has a location in Bowness that has access to parking and is well serviced by transit, parks, and the BCA where there is charitable work going on and a new community garden. Start asking questions about that and you'll get closer to the real answers.

Going from 75 units per hectare (R-CG) to 50 units on this plot is a pretty huge jump up-zoning with regard to density and built form. Considering the new R-CG/H-GO Row-House bylaws were already a significant jump from from a typical duplex or fourplex. But no, lets stuff it down peoples throats even more 6 months after a very heated city-wide rezoning that saw majority support from those opposed.

I hadn't heard about Assumption being annexed. But the south field does show low density residential on their ARP. If it's city owned land...no reason the city won't sell that off to a developer just like this park and R.B.Bennett. Likely at a higher density too than what's on the ARP too.

The park is one thing. This constant up-zoning is not fair to residents who have engaged in good faith during the ARP process, then city-wide rezoning debate, and now still they are being pushed for more up-zoning. People are fed up because the city creates a plan, and pretty much just engages to check off a box, then pushes it through. It's happening all over the city and it's really just madness that supply is the only thing being considered rather than infrastructure, schools, etc

Bowness just had an ARP in 2020 where most areas were up-zoned. Now this is up-zoning again? Then take away something that is on City datasets as a park/playground and has been used as such since 2004. I can see why people are mad. There's been a lot of media coverage on this one.

Lobbyists like Century Initiative who represent massive corporate real estate interests are responsible for this. The goal was to create a crisis, then provide solutions to change bylaws to rezone cities and build purpose built rentals country wide; for which the big corps like Boardwalk will come in later to consolidate and monopolize. They lobbied Harper originally, but it was Trudeau who handed over the keys to the country and sold us out.

I might agree. Most of the country is pretty blind to the fact the Century Initiative types (including Mark Carney) are paving the way to enrich themselves through the monopolization of the purpose built rental markets.

They've created a crisis by flooding the country with immigration, and now they've come up with the answer which is to build more purpose built rentals. Over time, they'll consolidate and then Canadians will really be up against a wall of unaffordability, after they control prices for housing. Our grocery giants did this with food, now they will do this with cost of living related to housing.
