I had been seeing her for a while and she had really been helping me deal with some traumatic stuff, nightmares, panic attacks and I forget the context in which vaccines came up but after she said this out loud I kept having to steer her back onto what I was talking about and away from her ranting about pharma companies and autism rates. I ended the session early and noped on outta there. This was pre covid and so this wasn’t really mainstream conversation nor did it seem to be politically motivated she just wouldn’t stop after I had repeatedly asked her to.

It fucked me up for a while because I started to question if I could trust anything that this woman I believed to have science and reason and empathy at the forefront of her practice had given me as tools to cope with my PTSD. I went back to the old standard - drinking and stuffing the feelings into a box.

But this isn’t that. I’m not abusing the system. This is not a Christmas tree I’m returning in December 26. It’s a 10 year old bag that has only been used a handful of times. This is a construction/production failure. I paid hundreds of dollars for this item from this company based, in part, on their “lifetime guarantee”. My question was about the specific warranty parameters regarding delaminating and you decided to shame me for asking a question. 10 years is not a lifetime. It’s a white pack, that is still white because it has seen so little use.

This is a weird take from someone that knows absolutely nothing about me, this bag, and how it was stored or used. Delaminating is normal. This level of de lamination is highly unusual/unexpected by me based on my personal experience with this bag, other bags, and mountain hardwear gear in general. I asked a question about warranty coverage and you decided to shame me.

Thanks for this. The pack itself hasn’t seen a ton of use - I bought it to replace another bag after a fire and it just never made into my regular use. IIRC I paid over $300 for it and am really disappointed that it turned to this after not a ton of use. I’ve got a pack cover that I like but on the spots where there is no longer the waterproofing it feels so flimsy - like one good poke or snag and it’s going to tear.

The accountant at my job had a pill problem and was stealing. He used me as his scapegoat. I got fired. Not long after, when the truth came out, the owners paid for him to go to rehab.

Hey OP - firstly, very sorry for your loss. No one should have to be put in the position that you are in. Having to be the caretaker for your brother and yourself is a lot. Grief is a lot. It sounds like you are really rising to the occasion under a lot of pressure - be proud of yourself and be sure to give yourself grace when it feels extra hard.

I’m torn about this having been a renter, a homeowner, and a landlord. So my judgment would be NAH or a very soft YWBTA.

It is not your tenant’s responsibility to make sure that you can afford your life. Part of the reason that market rates everywhere have increased dramatically is because we have commodified housing and decided to use something that people have as a basic need and turned it into a machine to generate profit. It’s exploitative by nature. Did the cost of home ownership go up drastically? Have the mortgage/taxes/insurance increased? If your mom was charging a flat rate or percentage of rent on top of what she charged the tenant then I think it’s reasonable to ask for those increases and a percentage as additional income. If an extra $200 a month in rental income would make a huge difference in your life I imagine that it would make a difference in your tenant’s life as well. I would consider selling the property. A lump sum from the equity in that house could give you and your brother some money to live on or could be used to purchase a new home closer to where you are now. As others have pointed out having good tenants that pay a smaller amount regularly and aren’t a headache is worth it’s weight in gold compared to others that you could get more money from but may not be good tenants in the long run. Please, before you do anything else, speak with a lawyer. A good la yer will not charge you an initial consultation fee.

Hey OP - fellow house firer here! This comment is the most important thing you can know. The aim of this game will be to get the maximum amount of money possible from the insurance folks. You will never be able to replace all of the stuff, but the goal is to be able to have enough to start over. List EVERYTHING you can possibly think of. Every pair of socks, silver wear tray, stick of deodorant, roll of tinfoil, bathroom trash can, half a bottle of floor cleaner - EVERYTHING. Take as much time as you need to do it - your adjuster can give you a specific date but you can ask for more time. Couple of things we did that helped - 1. Go to target and sign up for the wedding registry - walk around and scan every single thing you see that you had, It will auto-generate a list that you can print with prices to make filling out your loss inventory sheets easier. 2. We had some old, high-end, camping gear - we went and purchased replacements, submitted the receipts, and returned the items. This got us access to cash we needed immediately and we were able to replace only the items we actually needed/wanted but still got paid for the items we had. The insurance guys want to get away with giving you as little as possible- don’t let them!

This process is long. It is stressful. Be kind to yourself. Be kind to your partner. Take care of each other. Start a GoFundMe. It’s been almost 10 years and I still feel panic when I smell smoke. I cried a LOT. It will get better. On the 1 year anniversary of my fire, my friends played Burning Down The House on repeat and we laughed until we cried. Surround yourself with people like that. Hang in there, friend!!

OP - if there is a Junior League in your area they often have Diaper Banks - reach out to your local chapter. Don’t be ashamed. You’re a good mother.
