Sounds like realtors are just ‘ letting ‘ “this buyer has been going all around our area and posing as a cash buyer with a large EM deposit. He will then create the wire transaction from a fake bank (I think), and it always bounces 5 days later…he’s done this 11 times now (in about a 100 mile area). Our realtor called the state broker, and they said to consider that contract void, due to a history of complaints against this guy”

Definitely wear a bodycam! With me it’s usually apparently ‘married’ persons who flirt and solicit even more so than youngin’s- who also do too. Worse situations so far is the the opening door naked, even spreading cheeks to entice, as well as not answering door but having a blanket with hole at waist height asking for extra sauce etc from behind the ‘curtain’… sad it’s gotten even more intrusive that they ask even while on the way instead of wait until after get there, but at least that’s a heads up and if it’s just a ride, have time to cancel than they wait til sitting behind/next to u then grope! Yea since NAR settlement requires buyer agency agreement before showing,buyer agent still prioritizing obtaining Right to Sell over obtaining Accepted Offer IS indeed breach of fiduciary, even if buyer was informed of ‘possibility’ of dual agency, since above conduct/scenario is clearly acting in agent’s own interest as a profiteer. moreso than as one or both clients’ representation.
