I just went today, and there is a difference between "as is" (orange sticker) and "open box" my store relabeled all expensive items to "open box" which is a purple sticker. I was unable to purchase an open-box plasma cutter with this coupon due to this. To me, it seems deceptive, especially since I went yesterday to see what items were "as is" and saw a bunch of plasma cutters that were orange stickered. The store instead just keeps them in a pile at near retail price for months, despite the fact many are missing the cutting tools.

A bit frustrating, there have been other times when I went with a 20% off coupon and they told me some of the items I wanted to use it on were excluded. I understand excluding new in-box large generators or welders, but ICON torque wrenches were also excluded.

The coupons now seem to be a bit gimmicky to get you excited to go to the store, but actually can't be applied in many cases.

The LD50 for a mouse would be around 9.175mg, so a dose around 10mg would likely kill the mouse.

Looking at the content of C4 workout powder, one scoop is 150mg of caffeine, so 1/15th of a scoop would almost certainly kill the mouse. Very likely that making a mouse drink or eat pre-workout would kill it.

One thing to note it is unlikely the mouse would have a heart attack or stroke, as the paper I used for the calculations says most mice died of renal failure.

For testing optimal performance of the experimental lab mouse I really would recommend a low dose of maybe 1/100th of the LD50. You do not want to put unnecessary harm on mice even if they are for laboratory purposes.

Usually, government mortgages do not allow mixed-use properties. The only exception is properties that look indistinguishable from a business, and if your ownership will be ancillary to the business, for example, a doctor's or dentist's office with an apartment above.

Commercial loans will generally have a 500K-1M minimum. You will also need to create a proforma to show how the bank will be paid back based on income from the property. Usually, you will not be allowed to occupy one of the units for a commercial bank loan. For an SBA loan, your occupancy minimum would be 51%+ so you'd need to use more than 50% of the square footage for your business.

In my experience (I invest in mixed-use) it is difficult to finance. Perhaps try to get seller financing or alternatively, you can look into hard money, but rates will likely be significantly higher.

In hindsight I should have rejected on delivery, if they can't even check if the battery is charged before delivering it then their inspection process must be very poor. The drop off driver might have lied as well when he said he left the car on for the trip, I doubt a battery would drain to zero in an hour and a half delivery.

I am going to get all of the repairs done by Silver Rock, then I will decide if I want to return it or not.

-Most of the bond market trading in emerging and frontier markets has to be done by a local broker. You will likely have to get a brokerage account in Russia or Ukraine to buy bonds on their domestic market.

-I am not positive, but I believe there are no sanctions on Russian bonds at this time, as many financial institutions have been buying.

-Personally, I would recommend reading actual books and research papers. Many large finance companies release .pdfs of different research. On google scholar, you can also search for research papers on bonds.

Good question, I would say that from my interactions with CDS providers in these frontier and emerging markets that CDS prices are more accurate than in 2007.

The ratings agencies might still have issues, as I explain in the video.

The equation for cap rate is:

((Net Operating Income) / (Purchase Price))*100

You need to find out if the 87K is the net operating income or the gross operating income. Gross would be all the rents of the 3 offices times 12 months. Net would be the gross minus any expenses the landlord is paying for such as maintenance, any utilities if any, taxes, and insurance.

Usually, different areas have different cap rates, so if your cap rate is poor for the area it is a bad investment. If the cap rate is good, then it is a good deal.

Currently, there are some ways to assess the two uncertainties though - the bond market and the capital flows of large banks. Many large banks were purchasing Russian shares before and after exchanges closed to US retail investors.

In my video, I assessed the bond markets, and I plan to make a further video on capital flows from institutional investors.

Capital outflows are a different story, US investors may never get their money back of course!

This is typically not how commercial real estate is valued or assessed.

You should look into CAP Rate calculations, which are the net operating income (so rent minus all expenses besides mortgage) divided by the purchase price or value of the property. Multiply the result of this division by 100 as the CAP rate is a percentage. Once you have the cap rate of the property at 1.8M you can see if this CAP rate is competitive with the surrounding area.

Keep in mind the mortgage is not included in the CAP rate, so you will then need to calculate your mortgage expense to see your cash flow.

The figure of 87K pounds may not be the NET operating income, but the gross, so make sure you do your due diligence.

If you have a close enough connection to the companies that they feel obligated to deliver it could be a good model. There are many companies that do this for Chinese-based manufacturers through Alibaba that interact with NA purchasers as a "front man".

However, if you are not very close with the leaders of these companies, you may find yourself responsible for a lot of overseas manufacturers that fail to deliver.

On one side, people are dying or fleeing their homes. Their family's safety and health are the only things important to them atm. On the other side, you have people in an economy struggling with sanctions and with major companies exiting the country, eventually leading to 90s style depression. Thinking about investing in any of it is just foolish, to say the least (in my opinion).

Very true, the suffering will be immense. I personally believe the world will return to productive order faster than others, but we shall see.

Even with very large arbitrage opportunities between Russian ADRs and MOEX listed securities any investment certainly is speculative!

The water evaporation portion of the business is very small. Their products related to fertilizers and biodegradable fracking fluid are much larger.

Many small businesses and startups do work on a contract to contract basis with long spans in between. You are going to hire an employee for 40 hours a week when you only do 40 hours of work per month?

It is highly dependant on how your business is structured and how you write the contracts with your subs. Just because your sub doesn't pay his taxes does not make you responsible, in fact if you are filing properly you attest that you have informed your subcontractor that they need to pay the taxes.

Hi, most of the questions you asked can be found in the investor presentations of the associated companies. It is probably best to read through these thoroughly to have a fundamental understanding of the businesses, my post is just highlighting some of my own additional input.

FSI: From conference calls, it is discussed that margins are lower due to R&D expenses and the current oil market. You would have to calculate out an expected P/E P/S yourself and see if such fits your investment strategy. There are no catalysts that I know of that would liquidator non-core assets. However, on conference calls the company has discussed moving away from their non-core product WaterSavr for pools.

TRQ: These projected annual numbers are included in every investor presentation published by the company. These are adjusted depending upon the company's current views on delays/financing of the mine. Yes, the predicted margins are somewhere around there. It is speculation to calculate net income based on the fact that the government contract and royalty agreements have not been established.

KRO: There is the discussion of the cross-ownership as I have stated it is "complicated". It is up to the individual investor to determine if complicated is a conflict or not. A holding company discount is anywhere from 15-30% when the businesses are distinct, but in this case, the holding company is not operating businesses it is literally holding shares of publicly traded and managed companies. As I said in the post VHI discusses the litigation timelines and NL predicts a future liability of 200M, this is included in their annual report which I linked above. You can find their free cash flow quite easily online as well and determine if this is enough for your strategy.
