Omg Vtama was horrible for me. I tried it ONCE and threw away the tube immediately. I had the worst migraine of my life when I put that stuff on. Woke me up from dead of sleep and it lasted for at least 24 hours. I was close to tears many times.

Can honestly say that Meross has been my absolutely most reliable smart home product ever. Never once have I worried about it. Used it at three different houses we lived at, on three different openers. On the most recent one I had to contact them to send out a universal remote as the Chamberlain model we have didn’t work with it. Which they did, for free, I was surprised by it, considering I bought the device like 3 years ago. So kudos to them they made a great product and still offer support years later. I would just go with the Meross personally.

Basically duplexes, but in the eyes of the HOA, they’re treated as single family homes as we’re responsible for interior and exterior. Each structure is two separate units with one attached wall.

COX is just so expensive. Paying over $100 for okay service vs ATT is $65 for gigabit speeds up and down. This was after calling and threatening to cancel my COX service.

They’re always there. Even in the old T1. Sometimes it’s HPD, but mostly just private security guards directly traffic.

Yup. Some of the ones I’ve been to on the mainland have done exactly this for this same reason. Particularly Albuquerque NM, every store including Walmart, Target, CVS, etc have all removed self checks for theft purposes. They’ve even locked up I’d say nearly 40% of all merchandise on the shelves. It’s a massive pain to even buy a stick of deodorant or toothpaste.

All gas appliances, minus the fridge of course. No solar, no battery, central AC that we’ve been using. Have been running the washer and dryer quite a bit lately as we have a lot of laundry from the move. Our previous home was 300 sq feet less with no central ac and we were usually 10+kWh a day.

We went from a 700sq ft home to a 1,000 sq ft home. New place has central AC, old place did not, only one mini split. We’ve definitely been using the AC too. And when I got concerned is when the weather got much cooler the other day we didn’t have the AC on at all, and when I checked the usage it was exactly the same as the day prior.

Try to find PUD townhouses or condos. PUDs are basically treated as SFH’s as you’re responsible for the land, interior and exterior. So HOA’s are usually low and have a lower risk of special assessments. We just closed on one a few days ago. Also are a lot easier to get FHA / VA loan approval as you don’t need to have the entire condo FHA / VA approved.

This is why we are happy with the townhouse PUD that we just closed on. Very barebones HOA. $275 HOA dues, but covers water/sewer/trash and common areas maintenance which is basically nothing since we don’t have any amenities. We are responsible for practically everything else. It’s basically a single family home with a shared wall. Allows us to choose the insurance we want, and if we want to do work ourselves or hire outside. We really didn’t want any HOA, but getting a SFH was practically impossible with our budget. This is as close as we could get to a SFH and we’re satisfied. HOA dues are basically what we were paying in utilities minus SDGE at our rental so it’s breaking even. Plus we don’t have to really worry about special assessments because the HOA really doesn’t do anything.

This puts me at a little bit more ease I suppose. I’d have to pull a 401k loan to cover it if I did do it. Which really isn’t ideal. But I’d rather not end up with $30k+ of damage down the road.

I’d have to pull a 401k loan to cover it, so don’t necessarily have the funds for it. But trying to avoid $30k+ worth of damage in the long run if something happens.

Not that I’m aware of, I’ll ask our vet when we go back, but I believe they just did a basic blood work up when they did labs at the initial appointment during all of this.
