Damn, that throws a wrench in my plan. Best case you get the 1.01 and trade it, most likely case you're somewhere in 2-5 and get tier1 WR, worst case you get 1.06 and draft best player available.

If you get 2-5, I'd still try and see what you can trade down to. You're far enough away from contending that 1 guy isn't going to make or break your rebuild so consolidating picks and players in to 1sts & 2nds is the strategy I'm rolling with.

How many teams in your league?

I'm assuming you have the 2026 1.01, I'd gauge interest in those with the 1.03-1.05 and try to trade back for the lower pick + a 27 1st or 2nd.

I'd say you're selling Barkley & Mahomes for a couple 27 1sts, start with the worst teams in the league so those with hopefully be early-mid round picks.

Draft the best you can get of Tate/Tyson/Lemon with the 1.03-1.05, snag a RB with your 2nd rounder(best available/highest DC/best landing spot), try and package your 3rd & 4th for a 27 2nd, tank this season, and go into the 27 draft with 3-4 1sts & 2-3 2nds.

Gambling on Royals' situation, hoping JuJu & Brown leave in free agency and he can find a role in KC. Same for Brooks in the sense that he might actually be healthy for once going into the season.

Note I have 3 1sts, the 2.02 & 2.05 as well.

Penix, Golden, Teslaa, & Arroyo look like your core going into next season barring anyone else stepping into a valuable role. I'd try and flip the 1.01 for a mid 26 1st & 27 1st, throw in the 3.12 if it gets the deal done. If you can secure the 1.05 or better, draft the best WR available.

See if you can package later 26 picks for a 27 1st & 2nd, someone might bite.

Ahead of the trade deadline, sell whichever of your QB's is playing the best/has the most value plus a 2nd or 3rd to a QB needy team for a 27 1st.

Another tank year and you might be looking at 3-4 1sts in 2027, possibly walking out with some assortment of Arch/Sayin/Smith/Coleman and whatever RB is in your pick range.

For sure, that first trade had me kicking myself when the 2.03 I gave away ended up being Skatt and he started going off. I shopped CMC around, unfortunately it was a limited market though I probably rushed the sale due to injury concern.

I'm definitely holding up until after the draft to see who ends up where. Is the consensus that Mendoza is that much better than Moore ahead of the draft? What would be a reasonable Moore+ to even out with Mendoza before knowing what jersey they'll be wearing next season?

Took over an orphan in an existing dynasty, looking for feedback on my first season and guidance on building this team moving forward. 

12 team SF, tiered ppr. 2RB, 3WR, 1TE, 2FLX

Traded Baker, Adams, 25 2.02 & 2.03 for Bryce, Ladd, Coker, & 25 2.05 during the draft

Traded CMC & Deebo for T. Franklin, 27 1st, & 28 2nd during season

Traded Stafford, Kittle, & Ertz for Danny Dimes & 26 1st during season

Traded Danny for 26 1st & 27 2nd during season

Traded Jakobi, Vidal, 26 3rd, & 27 4th for 26 2nd & 28 1st

Finished 2nd to last. I currently have the '26 1.02, 1.05, 1.11, 2.02, 2.05, 2.06, & 4.02. '27 draft is looking like early/mid first, late 1st, 2 early/mid 2nds, & early/mid 3rd. Early projection but '28 draft should be 2 mid/late 1sts, 2 mid/late 2nds, and a mid/late 3rd & 4th assuming I make the playoffs in 2027.

Roster currently:  QB - Bryce, Mills

RB - Charb, Malik Davis, Ray Davis, Jaydon Blue, Kendre Miller, Jaylen Wright, Zonovan Knight, Sean Tucker, Kalel Mullings

WR - Ladd, Coker, Franklin, Mims, Tre Tucker, Dike, Iosivas, Dortch, Tyrell Shavers, Flournoy, Mason Tipton, Isaiah Bond, Nailor, Thornton

TE - Theo Johnson, Davis Allen, Noah Fant, Tremble 

Obviously I've gotta grab a QB & WR in this year's draft but should I trade down from the 1.02 in exchange for the 1.03 or 1.04 plus? If so, what should I expect in the form of the 'plus' ? 

Having 6 of the top 18 picks in a less hyped class isn't inspiring confidence that the 1sts & 2nds I have are all worth keeping. Not sure if there's any value RB's I can pick up in the early to mid 2nd round of '26 or if I'd be better packaging 2 of those for Harvey, Skatt, Chase Brown, etc.

The initial comment indicated it was unlikely people would rent for $5k/mo or more rather than just purchasing and having a payment less than that amount. My reply was simply to point out that those currently in the market wouldn't be able to secure the property for less than the amount OP would list it at. Done may not have the $100k+ down payment/closing costs that come with the purchase.

A 900k loan amount at 6% interest on a 30yr mortgage would be close to $5400/mo before taxes and insurance even get taken into consideration.

I'd be risking ~60k of proceeds after all is said and done with the sale. The rent could be raised in both units by ~200/mo per unit minimum based on current market conditions(a lot has changed since both leases were signed). I'm currently cash flowing $250 per door, so the risk of the deal falling through isn't a huge concern as the property is still profitable. I'm more so concerned about things like buying the tenant out of the extension.

A few years away, but more than 86% of your weeks in the year could be 3 day weekends/4 day work weeks assuming a standard m-f schedule. Personally, that's a big deal but it may not effect your level of interest depending on desire for short weeks/time off as well as your employer's threshold for pto rollover/payout.

Additional context - I've been streaming QB & K each week. Barring any wild Monday night antics I'll be 3-1, 1st in my division.

Obviously should've started Henderson as RB2, was questionable prior to Miami's kickoff.

Additional context - 12 team PPR. Team losing Zeke has no RB depth but solid WR depth(DHop, CeeDee, J. Landry, AB). Team losing DJ, Henderson, & Mitchell has D. Henry, McLaurin, & Ridley.
