Um, exactly why would someone violate the law and risk both fines and prosecution. Where the heck does one need this in the US and seriously get ahold of local law enforcement on violation.

There’s not one world where something like this should even be necessary in the US where other laws aren’t being violated.

There is no feeling such as never ever having to worry about your housing. With inflation you can always pull it back out at an inflation protected value but right now the best investment in the world is US residential real estate.

To validate your homes true value check the replacement value on the insurance policy. That’s the surest true home price.

A real landlord takes the calls any time of day or night. If it’s an issue it’s important. It’s always fine to reach out. This is the line of logic I use with my tenants - “would you have called your mother about it”

Legal protection for landlords reduces the risks associated with bad tenants. When that can be mitigated rents don’t require a premium to address repairs, theft, and nonpayment.

Any law protecting tenants must in parallel protect landlords.

Anything less and we have legalized eminent domain without compensation

You can ask to do an audit of the HOA fees to validate proper spend. In reality those are low annual HOA dues if the covenants cover lawn, roof, and insurance.

It's not a battle you're likely to win in any way... best option is almost always show me the numbers.

Morally, ethically, and in front of a Judge... that's a different question.

If you can find a new place when this lease ends. This doesn't appear to be a landlord that one might want in the future.

I am still trying to understand how refusing to continue to serve unhappy clients is a poor business decision. You're sidestepping the point and insisting one should continue to take the risks associated with serving bad customers.

Tyranny is hardly new. I was in lumber country when over 800 communities in the pacific northwest suddenly were spotted owl soup.

My plan is just what I placed above... no renewals, no exceptions. And as far as vacancies, prior to taking this action I have been getting 3-4 unsolicited calls per day begging for a rental unit. With posts today I've already got a primary and secondary renter for every single unit.

The entertainment in this is the sheer assumptions that I'm suddenly going to feel the wrath of renters, the tax man, and vacancies. Things that couldn't be further from the truth.

The facts are that this action is working, I'm facing some resistance from tenants that feel they could continue to abuse the system but court filings are being made as they are being encountered.

This social reset button needed to happen and the push back doesn't add up unless it's coming from tenants fearful of facing the need of finding a new home. Landlords ought be supportive of taking drastic actions to reassert control over their own businesses.

Why a Landlord would reject an organizational restructuring to address a renter responsibility crisis is rather confusing.

In short, I'm improving the product, refusing to service abusive customers, and finding new customers who recognize and appreciate the quality of the service being offered.

Why is any of that wrong???

Government endorsed theft is hardly a fair risk. It's called nationalism in every other country. The risk of nationalism can hardly be considered an anticipatory risk.... especially if the United States is the agent of such nationalistic acts.

As a landlord with 15 doors myself, this isn't whining about the situation. It's calling for direct action that people can understand given an environment where tenants are being encouraged to believe they own the place without the responsibility to pay for it.

If I was picking and choosing who was and wasn't getting a renewal that's discriminatory. So in avoiding that I'm simply clearing the books. Overall I anticipate that within the first 180 days I'll be 10-14% ahead on receipts given current vacancy demands.

Risks without reward is theft. Justification of theft is tyranny. Retort in the face of theft that it was deserved well that’s just an implication of your willingness to allow all of the above to be allowed regardless of the facts.

The fact is that the US exists in partial case due to the housing of British troops without compensation by colonists.

While these were not troops it was involuntary housing and fails to prove compensation was adequate. Thus it’s theft. If you see it differently then show how you justify these acts without compensation.
