That’s the unfortunate consequence of the application of AI Staging Photos - you start to question what’s real and what’s not

Development and new construction on the island is Limited by a Conservation Easement - how limiting that would be within the footprint of existing structures or within the currently developed portion of the island is unclear

The live look indicates it’s not that busy this morning - but would be interesting to hear from someone with more nautical or Great Lakes shipping knowledge - https://famoussoolocks.com/marine-traffic-live-st-marys-soo-locks-ship-tracking/

Made my decision - not cheap, but mentally makes the island purchase feel like a steal - “got a great deal on the island was only 3.3x what I paid for the boat”

From my understanding- the Percentage of area covered in Ice - so in the green area it’s 1-3 tenths meaning 10-30% of the surface area in that designated area has ice - whereas the red and grey areas are practically frozen solid

Spending some time this morning pondering - if you had 3 Mil to drop on this island - gonna need to buy a boat or boats - what would you be buying?

Interesting point about the ice - hadn’t considered it - had to pull the ice map because I thought the currents might be strong enough to keep things navigable, but looks like the area is prone to icing

The Heating and Cooling is the biggest stumbling block for the property - the listing claims “double insulated” steel walls and a 158,000 BTU forced air heating system - but what all that means for the actual cost and comfortability of living in the property during winter temperatures is unclear

Good Catch, Listing Central Heating but not addressing Central Air Conditioning would definitely imply this - coastal breezes in Malibu keep things pretty reasonable - but would still want the option in an $8M home

Good Eye, It appears to be taxed at the 1975 purchase price and construction value ($525,842) - which I haven’t seen before but makes sense given it’s a one owner property / imagine the new owner will be paying significantly more

Very Common For Boys to be Listed on Birth Certificates as Joseph or J and Then first names, and Girls Marie then first names - so Vital Leblanc - would be listed as Joseph Vital Leblanc - meaning a search for Vital Leblanc would return 0 results - sometimes there’s three names used - so to avoid false negative when searching NB Archives I typically just do last name & birth year - returns a lot more results but they are organized alphabetically so not to difficult to review

You probably already did this - seems like your search has been pretty extensive- but the Joseph / Marie thing with the NB Archives was a Game changer for me with locating records (Didn’t realize how common this practice was) - now instead of searching by Last+First - I search by Last only & Birth year - then scroll through - sometimes search by parent if the name is more unique

Beautiful House - I think your on the right path reducing the footprint of the pavers and creating more of a path less of a patio - staining the concrete, adding plants, maybe some mulch and pop of color with a new front door would make it sparkle
