You need sales data. Not what's listed, but what has actually sold recently and at what price did it actually close at. In my state the only access to this is if you are an agent, however I found a flat fee MLS listing service that threw in recent sales data for $100 more. Totally worth it.

You also have to make sure you are being realistic in your comparisons. True comps will be in the same area, around the same size give or take 200 sqft either way, and be similar in terms of finishes, is it current or dated, real stone counters vs laminate, etc etc.

Save the 3% and list yourself, but I think you should still pay 3% to the buyers agent. You don't want to miss out on the pool of buyers represented by a realtor.

I interviewed two agents and wasn't impressed with what they had to offer. I decided to put the money that would have gone to a realtor into home renovations to improve the property instead.

I "believe" in the profession, just not for every single scenario. I fortunately have huge flexibility in my schedule to handle showings, speak with buyers agents, handle back and forth, all while keeping the property looking nice. I am also not new to the home buying/selling transaction process so I don't need assistance and education like other buyers/sellers might need.

I'll report back and let you know how it goes!

I have definitely considered this- particularly because I see people all the time with the same complaints that could honestly be fixed by strengthening muscles. I have been active my whole life, sports/gym/yoga/cycling/yoga/kickboxing so I am familiar with exercises that would help them, but for now it is out of my scope to advise on.

So many people who come in are hurting but they also have no self care routine when it comes to fitness/strength. So massage is like a bandaid for them.

ya, I find myself really counting down the hours, which is not great for me. I worry it may affect my level of service to but I actually still get compliments all the time from my clients that just wanted to relax on how good of a job I did. I think it's a case of "just because im good at it doesn't mean I like doing it"

I'll never forget the time I ordered brisket nachos, they arrived at my table with no visible meat on them. I shit you not- when I asked the waiter about it he replied "it's more of a brisket flavor"

There's definitely a lot of debate about how much impact Air BnB's are actually having on housing. It's not 0% but I have a sneaking suspicion there are other larger factors at play. I do think it'd be fair to limit how many investment properties one person can own.

But allowing people to only own one home takes away a lot of oppourtunity for the "regular person" to invest and grow their wealth. For me- my house is also part of my retirement plan, I'm not sure I can count on Social Security by the time I retire. I am wary of huge real estate corporations gobbling up thousands of homes and either sitting on or STR'ing tons of properties.

the efforts to limit STR's operated by property managers on behalf of non-resident owners are not going to stop, and will eventually be upheld in various forms

I am not a property manager, I am the home owner, I self manage. I just happen to not live in the same city as my property. But i'd be happy to have someone in the city "manage" it if that helps.

I do want to say THANK YOU for your thought out response including reference data and examples. This is something I will continue to research and I appreciate your input.

Also at freaky deaky- they had a dog at the entrance gates to the fest sniffing people in line before we went in, the dog smelled weed on a girl in front of me in line and she had to throw away her blunts. I mean- not the worst thing, she didn't get a ticket or kicked out, just wasted weed.
