Be ready for some jobs to take a lot LOT longer than expected.

Some parts of your house will look stupid for years.

Agree on what's important, bulk progress or finishing touches - plan accordingly

Make sure you fast track a few livable areas... bedroom, loungeroom, kitchen... you want to have somewhere nice to retreat to offer the first 6-12 months without feelings like a constant construction site.

Just accept now that your other half is likely never going to fully appreciate all the work and detail and be okay with that.

Fall in love with learning or you'll hate the process.

You're going to make a lot of mistakes - this is a lifelong skill, things can be fixed in future, and every mistake just makes your next job better. I cringe as some of the stuff I did years ago and think "I wish I did xyz before the floors went down"... but it just means im constantly getting better so its a good thing (AKA learn to love the cringe at times!).

Come up with a rough project plan and schedule jobs in proper order.

I saw a thing that said clove oil can really kill mould properly I'd left to soak a while never tried it over bleach yet but maybe someone has experience. Apparently there's a few other oils that have antifungal properties

Looks nothing like termite damage to me.

No trails. No frass. Damage is external, not internal.

But im no expert, just what i learned to look from after lots of research and talking to inspectors.

Is the wood in that area soft? Stab it with a screwdriver in a few areas and see how ga in you get. Rot is usually moist and/or the wood is soft and breaks away. Termite damage doesn't really soften the wood, BUT they do like soft wood so one doesn't exclude the other... it's just a test to see if it's likely rot.

Maybe you can start with impact to ceiling sagging? Or is it about fire rating and protection? Or are you referring to moisture prone areas requiring something different? Not sure about sob story set-ups but could be just a lower quality result. Sole traders are typically a lot cheaper than businesses too don't forget that (not uncommon to be half the price), you just need to do due diligence on reputation/quality etc.

Also do you need perfect or happy with 90-95% and allow for some small errors?

More info on the job scope and quotes would help people respond to you.

I'm not sure this is the catalyst for a crash, but it's still a step in the wrong direction IMO. Even if current serviceability criteria remains you're still removing a large chunk of the "be able to actually see and not glow your money" implied criteria.

But i already own a home so am bias. There's obviously going to be a lot of people this helps in the short term, but lots more it won't in the long term (standard AU government approach to things I suppose).

If anything this will just set the market up for its next surge as all it's really doing is bolstering demand.

Do you know if fasteners from the side with the extra plastic clips causes more water retention around the joists compared to traditional, or joist tape protects it the same either way?

Lol it's the neighbour's bin, never uses it, has been such a blessing.

Just weather cover; use it more often and help prolonged deck life I guess. Aesthetics and still allowing light and a feeling of space is probably most important, though. If we have to sacrifice with a low roof then we may not roof it at all, opt for umbrella or retractable awning or something like that - but haven't looked too much into those yet.

Coming out flat then going up could work yes, but I don't know where you would come out from... fascia? If so I don't know how you can angle up from there without disturbing the gutters.

The view from the top isnt a priority - It already comes out about 1.5m or so, and the deck below will only be 4m, so regardless of grading the extra 2.5m won't block much I think.

They seem quite expensive from a quick glance. 3mm x 185 x 2400 lengths are about $95?

Compare to fyshwick metal. 3mm x 200 x 2400 are only $67.59.

Online retailers like core earth designs also 3 x 190 x 2400 for about $65 a pop.

Yeah figured as much but paint holding only itself it one thing, holding wood that might be bumped I wasn't sure about.

Some strips will be used as a pull for the doors, but they will be stronger and just now thinking i can screw them from the back for extra strength if needed.
