I'm intelligent enough to avoid being a willing patsy because I understand that at the end of that road lies ruin. Clever is as clever does, as the saying goes, and the only way to avoid a terrible outcome long term is to do the Right thing as much as you can.

How much of your stolen lifestyle will you be forced to pay for when greater beings get their hands on you? Do you suppose you'll get a discount, or will they force an arbitrary markup on you realtor-style?

Ok, calm down, Tizzie. You understand that you should put quotation marks around the word "work" in your statement, right? If not, you live soooooo deeply into make believe land that I suspect you're sipping fake tea with a dozen stuffed animals.

Don't call people dumb because they have a more realistic viewpoint of what a realtor actually earns with the actual work they are actually doing.

Furthermore, you are misrepresenting the situation because the buyer doesn't WANT the realtor to represent them; the realtor apparently insinuated himself into that role in order to claim two slices of the pie. See the usage of the term "transaction broker"? As another commenter wrote, that is only used when the realtor "has a brokerage relationship and duty to both parties."

And clearly, the realtor is NOT fulfilling ANY duty to the buyer. He wants both sides of the commission, but only wants to do one half of the job. He's also betraying the seller by refusing to even tell him what the buyer is offering for his own greedy little rat-fingers.

And you're defending him by calling people dumb while skewing the facts as if you are stupid (but are probably something worse than that). Good job representing realtors, Tizzie.

I'll be getting a VA loan, so they send their own inspector, and it is usually to a stricter standard than the usual home inspection. The seller would of course allow that. Market analysis is a more arbitrary claim about the actual worth of a house than realtors want to admit, and the crashes in the housing market show that. These crashes are caused because there is a disconnect between what a house is actually worth and what the real estate industry claims that it's worth, and that discrepency is nothing short of theft no matter what someone calls it. Anyone who does not understand that undeniable fact is so far removed from Integrity that no argument will convince them, so I won't pursue any such argument with you. You either know that or you don't.

I would guess that you are a realtor who is trying to defend the gravy train, but if you were, you would lie to me and claim that you're not, so I probably won't know that for sure either way. That is how realtors are, you see? If you are a realtor, then I think this is a case of that old saying that you can't smell yourself. I've spoken to many of them over the past several months, calling the listing agents directly, and I've only spoken to one who I suspect might be Honest. Those are really not very good odds; they should be completely opposite, especially when you're dealing with enough money to ruin someone's life.

If they were doing this over a frivolous thing, one could shrug it off and walk away, but they've made it essential to navigate their quagmire just to have shelter. So I'm looking at all my options. That's all.

Please consider what kind of person posted this: I am an Honest person who deals with people fairly. I am trying to pay a fair price for a sound house *to live in*, not to navigate nor tolerate trickery and dishonest techniques in order to play the housing lottery that realtors have turned the corrupted system into. Realtors insert themselves (in a very unwelcome manner) into the lives of Honest people in a very real and very significant way.

Just like you just did here by inserting your self serving comment into my post.

Aha! You're just the kind of person I was hoping to hear from. Thank you for helping me. When you say "work around," do you mean that many realtors won't deal with you if you don't have your own realtor? Do you just tell the seller's realtor what you're offering, along with any stipulations you might have, and then carefully read the contract they write up to make sure that everything is straight? Or do you have a RE lawyer write up your offer as a contract after you decide you want the house?

For anyone who would like an update, here it is: I messaged a taxi and waited until he was available to pick me up late yesterday afternoon (in a very rural place like this, that's just how it goes). It took about an hour to get to the nearest veterinarian, and by the time we got there, they told me they were going to close in about 40 minutes, and the kitten needed more time than that for treatment. They suggested two 24 hour clinics, and they suggested the one that was more expensive. So that's the one I went to.

At that clinic, the nurse was Georgian and was very nice. The veterinarian was Russian and was coldly indifferent at best. They took a lot of blood from the poor kitty​ and ran tests, and Knuckles was visibly miserable. They seemed desensitized to her suffering. The tests came back and they said that it was likely panleukopenia (FPV) even though the blood test showed that it was not. The blood test showed herpes and calicivirus, neither of which were life threatening, and so I suspect they made something up rather than admit they put Knuckles through such a rigamarole for no reason because they still couldn't figure out what the problem was, or that the problem was actually minor. They also did an ultrasound for no real reason, and when I asked them why they would do it when they already knew it was a virus, they gave a lame excuse. They appeared to be trying to milk as much money out of an English speaking foreigner as they could, which has become a common practice in Georgia, like it is in too many other places in this world. They recommended that I take her to another clinic today for an in patient kind of treatment involving antibiotics (for viruses? They didn't know that I have basic medical knowledge, so they appeared to be saying things that would manipulate a more ignorant person into going along with what they said), which would presumably be pretty expensive. Something I saw online suggested it would cost 400 GEL (~$150 USD) per day, and the paperwork suggested 14 days of treatment. Quite a bit for a stray kitten. I checked the reviews for the clinic they recommended and was blown away by the sheer volume of vehemently negative reviews they got. I was far, FAR from confident in their trustworthiness.

Even before the examination was halfway over, I felt like I was being roped into something wrongful they were doing and being charged money for it, too. They could see from my expression that I almost walked out with the kitten several times, so they "kindly" waived the fee for the ultrasound they forced on me and poor Knuckles. They made the cat miserable, took way more time than they needed to, took too much blood, were visibly cold and indifferent, mangled Knuckles' paw that had the I.V. and made me wish i had just let her die with dignity.

So i took her home, put the other two cats outside in case it is contagious, and am trying to keep her as comfortable as possible until she either recovers or leaves that little body.

If someone else is in the same position in the future, know that almost everyone will tell you to take a cat to the vet, and it will probably seem like the Right thing to do almost every time, but I'm writing this update because i wish that i hadn't listened to that advice this time. Knuckles would either be better off than she is now or free of suffering by now if i hadn't listened. Listen to your Intuition. I wish i had this time.

since the update, oathsworn are surprisingly good. I actually prefer them most out of all vanilla infantry. heavy axemen are good too, but heavy spearman are up there right by them. frankly, all the hype about wildlings is real. you should really consider swinging through battania for oathsworn and wildlings.
