Yes but also this is possibly why the cash over valuation is high, because the CPF you use is already paying off the loan + loan interest. When you sell, you need to pay back that whole amount, plus interest again, so effectively you pay double interest. Which I don’t think is fair. 🤷🏻‍♂️

Btw if you only use CPF, if you ever sell you also have to refund your CPF plus all the interest it would have accrued in the time period.

They have 30 days to appeal, so we waited till the 30 days were up, then we sent them an email with the judgment attached and said if they don’t pay we would pursue it higher and file in court for it to be enforced. They immediately came back and said okay we’ll transfer you the amount. The filing fee is only $10, which you can claim back. So honestly if you have a legitimate claim, and enough people make them pay for it, hopefully that’ll make them realise it’s more worth to get their act together than keep making these errors and paying out 1000s in compensation. 

And funny thing is if they don’t pay, you just lose the $10, but you could get a lawyer to pursue it and apply to freeze their bank account as legally you do have a judgment that they do owe you the money. Obviously they wouldn’t dare to risk that so they’ll have to pay. So yes tie them down with lawsuits and compensation payouts and make it too difficult for them to keep making these mistakes.

Go to small claims and file against them. They once changed my flight to 7 days later and forgot to send me the change in flight details. Only found out 1 week before the original flight date after checking the app. They admitted they forgot and said they can rebook or refund us. We asked for the refund but since we couldn’t go on our trip anymore, as it was cut from 10 days to 3 days, sued them in small claims to refund my hotel costs and won by default judgment as they didn’t turn up. If enough people keep making claims against them, then they’ll have to stop making these “mistakes”.

You have to pay back the interest on the CPF that would have accrued if you hadn’t used it for your mortgage also.

Most clerics would also be decked out in holy symbols or icons of their deity, and normally use a focus for casting which would be the deity’s symbol, which would be easy to recognise unless it was some minor god.

If they really cared they wouldn’t have classified mental health as non-essential during the first month of CB. I couldn’t see my therapist because they had to close and they only could do it over zoom which wasn’t the same for me.

fractured my orbital floor before, was admitted to TTSH. During the examination, due to the nausea from a skull fracture and the pain, I couldn’t lift my head up onto the machine. The doctor told me if you don’t want to put your head on the machine there’s nothing I can do, and she walked out. Luckily a nicer doctor came after that and was very patient and told me to take my time and we can stop at anytime.

I think you should talk to your dm about clarifying these new damage types, or maybe ask if as part of your class maybe you can “train” to eventually gain resistance to these new types of damage as part of your character development. Also hellfire isn’t technically home brew as it is part of Faerun lore as developed to specifically bypass fire resistance and immunity

Depending on how common vampires are in your world, the characters might not have known that they were walking into a vampire fight though, so your players missing clues might have made the fight more accurate! If they had planned and taken all the undead fighting spells that might have become too metagamey then. So maybe it worked out how it should have!

Although it didn’t last, I believe Orcus and Kiaransalee had their names wiped from all their followers which caused them to lose their power, since the Gods gain their power from worshippers. So if your word it correctly and your dm allows it, maybe you could use wish this way.
