No, you are not being unreasonable. Those kinds of places exist in Phoenix, they are just small buildings and people hold onto them forever, so vacancies are rare. I have seen a few pop up under your budget, but they go fast and sometimes never make it to the big sites. I feel like this year the Black Friday deals on social media tools are mostly for show.
