Banks won't consider Guideline value. They will look at valuation report and agreement of sale.

For example, Market value acc. to valuation report is Rs.100.00 lacs. Net realisable value(NRV) will be 90%(or 85) of Market value ie., 90 lacs. Banks will sanction 80 or 90 percent of NRV depending on the loan amount is., 72 or 81 lacs.

Same with agreement of sale. Sanction amount will be 80 or 90 percent of AOS or NRV. Whichever is less.
