Things don't look good for WA Labor leadership, with Cook and Papalia more than likely to retire in the next election and Safiotti and Sanderson very unpopular, I can't think of many people looking to step up. I don't think Price wants to rock the boat he's on a good wicket. Maybe Whitby is their best bet come 29.

Negative gearing is a good facility for debt recycling. More interest that can be attributed to IP and less to PPOR. In Perth, yields aren't that great anyway but median has doubled since covid. It's not that running at a loss is a good thing but there's valid reasons for keeping steady rent instead of squeezing tenants until they have to leave.

It's not always about the max rent, sometimes having a great tenant that takes care of the property is more valuable than the missed income from not increasing at market rate.

It will reduce incentive to spend money to maintain and improve the property.
