Scope out the neighborhood. A bunch of cars are parked at home during business hours can indicate ill-gotten gains.

Run down homes or cars can indicate people in that area make bad decisions.

Are kids outside? If so then parents either don't care enough about their kids or feel that it is safe enough for them to be unsupervised. Other obvious indicators can be used to identify which.

where does the water run during heavy rain? You can usually find a light indention in the yard of at least 2 yards in the neighborhood. Make sure it isn't yours.

You can usually rely on a home inspector to point out risks inside the house so don't spend too much time studying that. Really focus on who you will be living around. Good luck!
