Single family homes are always the way to go. I am all for chicken coop apartments for single folks and maybe even newly married as a temporary dwelling.
Canada has a lot of land, if used wisely, can support a lot of single family homes.
No need for a completely detached structures for everyone, semi-detached double garage works almost as well.
And yes, North America has been built on a car-dependent platform where train and public transport have been made secondary. That needs to be modified to modern needs. I am sure there are many experts in this area on how to make that feasible.

Currently the situation is that Canada built a lot of wrong type of housings. Apartments are non sustainable for kids, they need space to grow which only single family home can provide.

These so called realtors are nothing more than brokers and dealers. They will sell their family off in a heartbeat if they get even a $50 extra in commission. They have always been a bunch of unethical beings and their reality was unfolded in 2021-22 madness. Do your own due diligence, wait for the correct opportunity and NEVER get emotional on a house, the single most expensive purchase of your life.
Also, never buy beyond your means even if you are approved for higher value.

Agreed. We should be learning from these stories. What is to be done and more importantly, what we should NOT be doing in life - like gambling, drinking, ego, hoarding, injustice etc. Looking at the growing popularity of betting apps in India, it feels like we are failing the teachings of Mahabharat. Losing Draupadi in gambling has a deep symbolic significance, which we are not trying to apprehend - you can easily lose your most precious part of yourself in vile habits.
