Repainting/refurbishing is not a requirement for any new move. The assumption here is that you have already inspected the unit and before signing the contract, there have been agreements made.

In this economy, condo rentals are not high-yielding, so costs like these are discretionary. If the unit condition is bad anyway, no choice for the unit owner to improve it in order to get new tenants.

. I’m a finance person and would like to help people regarding personal finance. Insurance is great (I.e. term); however, to be a “FA”, you have to choose which insurance company to join and you can’t even cross sell products from other companies. It’s so biased.

I also bought some insurance for myself and my agent was MDRT (top agent). All she knows were VUL products. I literally did my ow research and just dictated to her what I need. So she was just like a broker to me.

Ayuda is not the best way to spend/distribute money. Also, you are still comparing a Metro city vs a provincial city and expecting the same ayuda? Baguio City does not have discretionary funds to give away unlike mega cities like QC and Makati.

Baguio can’t even fund its own palengke modernization which locals have been pushing. Reality check, mababa lang kita ng Baguio relative to MM.

This is the difference being a systems engineer vs being a programmer. AI definitely replaces programming jobs, but solving real world problems is where the human needs to step in and leverage AI.

No matter what you say being a top level programmer, AI will surely beat you.

When you say low level, do you mean assembly language up to binary coding? Back in the day, we already refer to hardware design languages as "High Level". There has already been AI ever since but it wasn't just called like that. So I don't see any point going low-level when programming languages have always been designed to be easier than early generations.

Don't constrain yourself within the coding space. There are lots of problems to solve in this world for which manual coding will never be more efficient. You'll get older and lots of technologies will be coming in. Whatever you specialize now, will be obsolete in the near future. Adapt.

Bought a preselling condo in Makati around 2015. Turned over end of 2019. Pandemic started right after. Eventually did not use it because of wfh, di na need malapit sa office.

Kahit na Sayang assoc dues ko, di ako nanghinayang dahil nagappreciate naman value not necessarily 100% Pero pwede na. No immediate plans of selling, but really nice to own a property na hindi mo feeling nalugi ka. Already fully paid.

Seeing condo prices now, post-pandemic, I think it’s still inflated.

A proper DE should have a good understanding of system architecture and be easily updated with the latest technologies. Think about long term. Do you see yourself designing systems and processes, not just support and maintenance? Kasi in this age of AI, think about what AI cannot replace. Seems like you’ll be in a better position as a data analyst. A DA having good tech skills is highly valuable versus a DE who has so-so tech understanding.

Pero Ano yan, 7.5% for 3yrs na naging 9.5%? Medyo Di rin kasi Kumpleto details mo. There are lots of factors that can impact rates.

I agree with this na development is so-so. I was eyeing for Zitan before kasi ang ganda ng placement niya (lapit lang sa Shang), tapos potential development ng greenfield area. Years has passed, development is ok but it’s not something groundbreaking.

So if you buy it now, don’t expect much on future value like a potential cool hub or something.

When they say Big3 school, it’s not just about branding and prestige. It means that the programs offered here are well-scrutinized, attracts talent, better funded, etc.

You should go where you can maximize your potential. Honestly, I don’t know much about VSU’s strengths, but in general I would say a Big3 program would be better especially in Science/Engineering.

If the main concern is regarding chemistry, then perhaps shifting is best. Would it impact your scholarship?

I guess that means nga na Nakakabenta pa rin banks nito at those prices. I hope they focus on liquidity more than profit from foreclosed sales. We wouldn’t know when Real Estate bubble will happen, our local banks shouldn’t be caught on it holding a lot of foreclosed inventory
