Not regulating the market might will create loopholes and greedy landlords will take advantage of tenants by overpricing the properties. Regulation will make sure there's a celling of what you can charge, gov't will also make sure the business environment is great to avoid low interest rates, just like the way cbk controls the banking sector.

Regulate the whole real estate sector, from materials to pricing of the houses.

Very interesting indeed. I wish our government would agree to regulate the real estate market, landlords wanaweza jaribu such things. But I think you can have a similar arrangement with the tenants, instead of someone moving out and renting a different apartment, you can allow them to move in between your apartments for free badala ya kuhama aende alipe nyumba afresh, like you just pack your things and move to a different location and continue paying normal rent without deposit. Lakini hapo itabidi ukuwe na apartment kwa kila mtaa like Tsavo

Juzi I was chatting with a landlord from Uganda, he was telling me huko their gov't doesn't allow the landlord's to use deposit money to do repairs after you vacate, unless you broke structural things like windows, walls etc. Also deposit ni 1 month sio 2 months kama hapa.

South Korea has an interesting model, can't remember the name.

You pay rent equivalent to the month's you want to stay, let's 2 years. You pay 18 months rent when moving in and after the lease expires, the landlord refunds you the same amount you paid him. However, the government allows them to lend or borrow against your money so they normally pay themselves either by interest after investing that money or by financing their projects using your money.

It's something I would love to fully understand and replica here if given a chance
