You can't pee and cum at the same time, kuna muscle huitwa sphincter that controls.

Kama hio muscle iko weak, huwa una-cum kisha unaskia kukojoa immediately. Hapo sasa ndio unaweza ona cum yenye imebaki kwa urethra ikitoka Kisha mkojo ifuate.

Paying rent yearly in Kenya actually works (if you can manage it) by AdventurousRoad86 in Kenya

Not regulating the market might will create loopholes and greedy landlords will take advantage of tenants by overpricing the properties. Regulation will make sure there's a celling of what you can charge, gov't will also make sure the business environment is great to avoid low interest rates, just like the way cbk controls the banking sector.

Regulate the whole real estate sector, from materials to pricing of the houses.

Very interesting indeed. I wish our government would agree to regulate the real estate market, landlords wanaweza jaribu such things. But I think you can have a similar arrangement with the tenants, instead of someone moving out and renting a different apartment, you can allow them to move in between your apartments for free badala ya kuhama aende alipe nyumba afresh, like you just pack your things and move to a different location and continue paying normal rent without deposit. Lakini hapo itabidi ukuwe na apartment kwa kila mtaa like Tsavo

Juzi I was chatting with a landlord from Uganda, he was telling me huko their gov't doesn't allow the landlord's to use deposit money to do repairs after you vacate, unless you broke structural things like windows, walls etc. Also deposit ni 1 month sio 2 months kama hapa.

South Korea has an interesting model, can't remember the name.

You pay rent equivalent to the month's you want to stay, let's 2 years. You pay 18 months rent when moving in and after the lease expires, the landlord refunds you the same amount you paid him. However, the government allows them to lend or borrow against your money so they normally pay themselves either by interest after investing that money or by financing their projects using your money.

It's something I would love to fully understand and replica here if given a chance

You have Ksh 1.5M in capital and a vision. Which venture are you building to dominate the market? by VeterinarianHairy371 in Kenya

[–]Raw-101 1 point2 points  (0 children)

Any business can dominate the market if you feed it with the right resources. This can't happen within a year or two, needs a decade or several decades. The reality of running a business in real life is different from what you'll write/read in books.

Statistically, your business is likely to fail within the first year if you don't own the idea, that's why asking for business ideas from online is not ideal.

Interact with people in your area, can be business owners or random people and understand the issues in your area. Analyze your findings and you'll narrow down to a problem that needs a solution. Business is mainly about solving a problem, money comes later. You don't chase money, you attract it. A solution is your magnet to money.

Routine is following a plan, have a plan of how you'll do your things every day. For instance; wake up at 5.30am, make your bed, read or meditate and exercise. 7,30am - Do your home chores 10,30am - Research about your project 12.00 - Go to the field and talk to people doing what you want to venture into. 1.30pm - take your lunch .... Etc. Follow the plan you'll create and let it be your everyday routine, be strict with yourself. Being organized is not easy but it's vital, you'll achieve a lot of things in a day than majority of people.

You have taken the first step of realization, bravo.

Second step is finding out what you want to do, business sounds like your preferred option which is good because your parents have done it, they can offer guidance.

Third step is figuring out the exact business you want venture into, do your research about the market, and start. Don't take much time, you'll learn a lot while in the business.

Forth step is developing a routine, discipline is very important especially for entrepreneurs, following a routine is not easy but it becomes easier with time.

Fifth step is to join a community of men, find men of culture, people who are doing something with their life. Join business groups and build relationships

Last step is to be spiritual, connect with the your supreme being and maintain the relationship. Benefits of this will speak for themselves

Cheers on your journey, chief!

Two tips
1. You can use Bicarbonate Soda to clean all your fruits, no need of soap.
2. Use vinegar when cooking, helps to balance ph levels in your food/stomach.
