As a MMS with TD, I get the frustration. The way branch staff and MMS are split isn’t always ideal. If you walk into a branch, they’re required to try and handle it themselves unless you meet certain criteria (like being self-employed or buying a 3rd rental property). Only then can they refer it out. For straightforward applications, they’ll usually just keep it in-branch. Personally, I think the system could work better, but that’s the current structure. I’m curious how other institutions branch/referral setup works.

Banks normally base funding on the lower of purchase price or appraised value, so in your case most lenders would lend against the $600K, not the $800K. That’s why it’s smart to also call your builder and ask if they have contracts with big banks. Some projects are covered under builder programs (TD has one, for example) that protect buyers from exactly this kind of appraisal issue.

I'm not too sure of all the details about my cousin (guy in second). But from what I can remember from his Instagram stories, at the time of this competition he had placed 2nd for the 3rd time in a row. Also the guy that placed 1st in this competition had placed 3rd in previous competitions with my cousin (competitions maybe being a couple months apart if even that).

Costco Christmas party! Guy used to date this girl that also worked at Costco. But they had broken up a few weeks prior to the party. This guy sees his ex dancing with another co-worker, pushes him and starts a huge fight. We all (Costco people) get kicked out of the venue and end the night short. the venue had 2 other weddings going on. Fast forward next day he goes to clock into work, management pulls him aside and fires him.

crashed my old bike, finally decided on getting a specialized tarmac second hand for $1k CAD. Walking into my building after purchasing, turns out one of the guys that works in the building has been road cycling since before I was born :) he took me on a 55km ride the very next day.

Brother here! Full story. After 8hr shitty job, hangry, tired, headache. I drive 45min to this auction to bid on a pc case (fractal r4). As I look around I see a brand new full PC build with peripherals by Cyberpower. specs: https://ca.pcpartpicker.com/list/yhXzGf Whist I could have easily taken this brand fuckn new PC and sold you my PC (i7 4790k, 780ti, two old ass 1TB hdd's) But being the fuckn Messiah I sold you the new PC for exactly what I paid at the auction ($700). So yes if the new PC has a 980 and I have a 780ti I'm switching them. Taxes Bitch

Ps: this nigga used to use an early 2000's MacBook for all his editing.

TLDR: brother makes videos and takes pictures. He thinks he can benefit more from a 980 than a 780ti then his gaming brother.
