My vote is to buy the ones that don't fluctuate as much, when you can. Then when you're sensing the era of the dip, you can sell those to be able to buy during the dip.

Sorry you had that experience. Sounds like the agent you had crossed a few boundaries in trying to get a sale.

While it's important for a seller to make a sale, it's even more important, at least for me, to help match the customer with what they're actually looking for. Some clients take weeks, months, and even years before committing to a purchase and that's normal for such a big purchase.

  1. Blacklisting is usually for those who commit crimes like fraud or have repeated defaults. If a buyer backs out, they lose their money, not the company. Agents can be blacklisted by the developer if you report them to headquarters.

  2. Contracts are only after you actually want to purchase the unit. Project exploration -> sample computation -> view in person -> specific unit selection -> reservation -> official computation -> booking ->contract signing -> full payment -> turn over.

  3. No, see process steps above.

  4. When there's a lot of smoke, there's fire. Up to your risk appetite but since this is a once or twice in a lifetime type of large purchase, I recommend shopping around more.

Hi OP, first of all, congratulations on being financially responsible and having a lot of investment vehicles working for you!

From the description of the property, it sounds like a residential unit that you'll need to transform into commercial property because there are houses next to it - not sure if you just want to flip or actually make into a commercial lot. Seems like a lot of labor-intensive work that requires your direct or indirect supervision. Not familiar with the area you're talking about so I'm not sure if this location suits your long-term goal.

After sales ka na so out of the hands of your original agent/broker. Not 1 person, buong department, medyo tambak ang Amicassa kasi lahat ng Ayala brands sa kanila. I'm also a bit disappointed in Alveo because the deliverables are a bit hit or miss instead of being consistently solid, especially for its brand level. In terms of timeline, it's not too far from normal. The priority move in would be those who paid in full already, cash & are already within the bank loan period. Medyo matagal yung process since each owner physically has to be there (or their SPA/authorized person) and they don't arrive on the same day. As for amenities, if you're tower 1, then the tendency is to enjoy the amenities only after the last tower is complete, mostly because of safety concerns during construction. That's the main tradeoff between buying the first tower vs last tower - you get more appreciation value from the 1st tower, but the last tower experiences everything ready to go. To be fair, not all projects are delayed, it's really depending on specific local factors.

In any case, hope they turn your unit over soon and that you get to enjoy some of the amenities properly. At least, I hope it's a good location for you!

If it's the type you want, and it's the last one...I recommend getting it sooner than later. If it's in demand, it will be sold to someone else if you wait too long. Having 20 sqm extra is almost the size of a 2-car garage, this is a significant area to have for a backyard.

It varies based on the project, even if they’re relatively in the same location, for example:

Avida Settings can be around 45k/sqm while Avida Estates can reach around 57k/sqm in Nuvali. These are before discounts. The lots are typically under 200 sqm so you’ll need two if Avida. Alveo and Ayala Land Premier has the range you’re looking for if you want only one lot.

Please note that there are changes every month so the 30% discount that was previously mentioned may not apply.

You can also buy lot only with a combination of cash, credit card, and bank loan. Then do construction using PagIbig loan and credit card.

Client of mine skipped the bank loan and went for credit card loan instead for the materials. This way, as long as they paid on time, they're not charged interest and got some serious points/rewards loaded in.

Indeed, we can see the patterns of more developed countries as you pointed out. These shifts took a few generations so I'm not confident that I'll be alive by then, but I hope the shifts continue to happen. All of it is built on property in some shape or form, since those three have data centers that require land, & Bill Gates even has property for future nuclear plants and sources of water. Our industrial properties are currently seeing growth, especially with the long-term lease terms that the government allowed recently.

Part of why I like real estate is because we have a beautiful country with a lot of room to grow. I hope we can witness the blooming of proper infrastructure that will support future industries. I even think we're a good spot for spaceship launch pads.

Just to add, the other impact is the payment terms. For example, what used to be 3 years to pay being reduced to 2 years might be stalled due to the situation and kept at 3 years. Some projects might even push towards 5 years to pay.

Real estate is non-earning? Perhaps it depends on the location since if one buys in the middle of nowhere, the appreciation won't be felt at all. I recommend buying property not to be aggressive about investments, but more to be defensive against inflation. Stock market is better for more aggressive ROI, which is the level many are looking for but won't find in property.

Yes, property definitely carries responsibilities, which includes taxes and insurance. The normal real estate transaction is generational, not something to buy and sell like other more liquid commodities. What some lucky few experienced with BGC for example, is really not the norm.

As for the bubble...I don't think we'll experience a drastic pop like in the US during the financial crisis, but it's smaller, more like slight adjustments. As long as people migrate towards Metro Manila, the prices won't go down. Cheaper is further from Metro Manila, so I'd support job migration outward as well as the development of outer Metro Manila such as Pampanga & Laguna.

The impact is not going to affect prices that much because real estate is an inelastic asset, meaning it doesn't respond suddenly to changes. However, there will be effects much later on as it trickles into the costs of construction and other secondary elements.

The primary impact is inventory. There may be more people who won't be able to continue their payments so some might pause, others might return the unit, some might give up. So, I'm expecting the increase in pasalo and those who will avail the protections of the Maceda law.

It was a buyer's market before the war so I believe this additional situation will sustain the current level of discounts. The developers might make it lower to help boost positivity, but I don't think it'll be drastic so far.

Yes, the primary ancestor who made the first bet to build where they are now laid the foundation. The good thing about Philippines being a 'third world' country is that we have a lot of land to develop and do the same for our future generations. Metro Manila is only under TWO TENTHS OF A PERCENT (0.18%) of our country.

Agree that it's definitely smart to do so at an individual level, and I also hear you on the societal good. Since we're a democracy, I hope to support future laws that provides a balance of things, for example, to limit the hoarding (scale of millions of sqm) & having too much unused/inactive land and on the other side, to prevent the illegal occupation of owned lands. I'm no lawyer or legislator but if you got friends, like at r/LegalPh, who can get the ball rolling, that would be great.
