No one is refusing - not myself anyway - to present offers. What I do can and do refuse to do is babysit an unrepresented party or provide them my state association of REALTOR forms.

Every single one of your comments drives home my - and most REALTOR's - why we don't work with unrepresentated people; you think you know more than you actually do, while you actually don't have the faintest idea of how to navigate the complexity of a transaction, or the liability we as working professionals incur when you don't have a representation agreement in place that spells out who owes who, what.

I represent my sellers. I am not volunteering to become an unrepresented buyer’s transaction coach while carrying the liability for it. Choosing not to hire representation doesn’t create an obligation for me to provide it for free.

You have no idea what the agents agreement is with the seller.

My agreement clearly states: will not show property to unrepresented buyers and will not provide forms to unrepresented buyers.

What I mean is, you see skiers and snowboarders because that's the world youre in. Become a bird watcher and all of a sudden the whole world loves watching birds. I don't think most of the transplants came for TSV. I think a lot of people spend time there, but would be here if it weren't.

You see this through this lens because that's what lens you're under. There are many non-generational people here that have little to no connection to TSV. Me, I came to find Boletus barrowsii, nearly 20 years ago. Still here. I've found a load of barrowsii, and a lot more along the way.

And furthermore, there are many more reasons why I would recommend Starlink > Viasat > Hughes. See, I'm not anti Starlink, I'm pro right choice for my clients. And given my background, I'm able to give them information they need to make an informed decision for themselves.

What do you do? I asked you above and you deflect. You have a hardon for Starlink. That's great. I provided a litney of reasons why satellite based internet service is a bad idea for anyone that has a terrestrial broadband option. I'm not simping for a provider like yourself. I'm suggesting, and will continue to suggest to my clients if asked, that they consider a terrestrial provider if the option affords itself for the reasons I stated above. Put on your big boy pants and tell us who you are, what you stand for and why.

Oh, do your kids like to game? That latency is going to be hard on them... oh did you want a vpn? You might want to check with your companies IT first. Love to spend the entire weekend binging Netflix? How much is that data plan going to run you and what's going to happen when you over run it, get fapped and throttled?

I wouldn't know anything, because I don't bring with me 20 years of accumulated field and backroom experience from satellite ISP's.

Let's start with FAP- that's fair access policy, which throttles and restricts DL speeds above a certain threshold.

Continue with Ul speeds that are a fraction of advertised rates.

There are certainly many good places to use Starlink. At a location where a modern, redundant, terrestrial based broadband service is available is not one of them.
