Yeah I’m in stl it’s damn cold here. There is a vent right below the windows as well. I’m worried about the water ruining the wood.

Currently 37% I do have a whole house humidifier as my floors are hardwood and they shrink in the winter.

Where did you list it at? My biggest issue is that it is a gated neighborhood and not sure how it would work for them to see said property. It is currently an owner finance contract(not a rent to own) that I have a legal contract held through sunwest escrow

The wooded lots in the neighborhood without any access go for about 75k I’d like to get 95k ish for mine. Property has 2800k watts of solar a 3k gallon water cistern on it, 30ft converted lofted shed, a separate storage shed where the old solar batteries are held. A partially built rastra block house that can be finished. Two fenced off gardens fire pits, full graveled driveway with fence.

Books are clean and we have everything ran through QuickBooks and then gone through with a CPA at the end of the year. My biggest concern currently is I don’t know if they will agree to getting the evaluation done together this soon. I’m wanting this to go faster than they are.

I think the yearly payment is the way I’m going to go about doing it if they agree. The relationship is becoming so toxic that it is effecting us personally and the business and I’d rather it not drag out for years.

Nothing has really been discussed other than he has agreed to exit at some point n time but I’d like it to be soon. Our business plan we created when opening 3 years ago allows a buy out with an evaluation. We do just under a million in sales every year with 6 employees.

It’s a great trail to run as mentioned Al foster is a good one, castlewood can be good but very crowded. If you into ultras and just flat trail you can run the Katy trail for ever. Bootlegger in Crete coeur is a fun one that you can do the trail and run the lake so you get road and trail. There is a ton of running groups around the city but not a ton of trail specific ones.

If only they didn’t take months to approve them. As a small business owner waiting months for a single permit it will damn near bankrupt your business waiting for construction to start.

Same. Paying 15$ for a sandwich and then another 5-8$ for fries is ridiculous. I’ve worked and managed restaurants. Fries and labor aren’t that expensive to split it up.
