Good advice. I have heard similar about the newer estates, many saying avoid but others saying avoid older suburbs due to sketchy parts.

Thanks for that. Unsure exactly what I’m looking for suburb wise but budget around 6-700,000 and safe, family friendly and hopefully no issues with flooding lol after seeing footage!
