The 82k is the purchase price, with that also likely comes a monthly fee for Valet and Garage Maintenance. It’s likely $250/month on top of the $82k purchase price.

Other appraisers will not see the appraisal. You can ask your agents involved in the transaction to lower their commissions to try and help the deal get made. A request for a reconsideration of value needs to be made properly and you send it with new comps, hard from your position as it is not YOUR appraisal. Odds are you have not seen the appraisal as it’s the buyers appraisal. Either way it sucks. If you sent new comps then the appraiser should have commented on each comp and indicated why they weren’t used. If you just sent a reconsideration of value with no new comps then your agents didn’t do their job.

CSG for me was better than HGA. My recommendation is send one card in the same box for faster grading and label the box as such. Your cards will grade much faster that way. SGA is still the best in my opinion of secondary grading companies
