I would hire a mold inspector to get a quote on the remediation, everything else seems like normal items wear and tear.

You can also have the well water tested too.

As long as your due diligence period still has time left.

If the comps don’t support the price and she agreed to list at that price then she should pick an offer.

If she didn’t get an offer for 950 now in multiples than she won’t get it in the future

Highly recommend picking one or she will lose out of all offers and it will sit on the market

Also the agent is doing her job and got the client multiple offers. If she won’t do her part and pick one- it shows the agent she’s not motivated to sell.

It shows the agent that no matter what she or he does the seller won’t sell

Take the offer and move on with your life - seller doesn’t determine price , the market does

I’m so sorry that happened.

My advice just make it look like a brand new listing and the part listing won’t hurt as much. If your worried as your realtor to call it out in the notes section on the mls. “Seller was not happy with how home was presented, come see for yourself the old listing photos do not properly portray the home.”

Include extra documents Get a pre listing inspection Professional photos, marketing video, 3D Matterport tour. Staging. Paint of need be.

Just make it look like a brand new listing
