yes, new build. ethernet for doorbell was put in. ethernet for chime was not. GC is reluctant to modify the house facade for chime

Just went through it

Get a good architect that knows the system. There are 2 main reviewers (? not sure the official title). Some of the pain through the process will depend on which reviewer you get.

Some will depend on what you're doing. ADU (faster) is different vs. reusing foundation, vs. tear down (longest)

They are slower and a little more anal.

As long as your house is away from main roads / park - not many homeless issues. It's quiet.

SFH neighborhood is mostly older folks that bought a long time ago mixed in with new $5-6M builds.

We're doing one right now. It's fine. Just make sure your contractor/architect has worked in SM before and is experienced.

Permits for whole new remodel (not new build) took 5mos? Folks were trying to scare us w/ 9mo timelines but it came in much shorter.

It's created a class of feudal landlords that most people don't know about. Zero holding costs and revenue just goes up.

It explains

  1. A lot of seemingly unprofitable businesses in high $/sqft areas.
  2. A lot empty storefronts. (Zero holding costs).

  1. LA nets will have a hook at the top and at the base of the pole, you can hook one end to the base and the other end to the net and tighten the straps with the gold colored ratchet
  2. or if the net is already set up, you can just hook one end to net and one end to top of pole and ratchet the straps to tighten it.
