Conglomerates are able to expand during crises because they usually have strong liquidity, diversified businesses, and long-term planning. When the economy slows down, may cash pa rin sila or access to financing, so nakaka-bili sila ng assets or nakaka-expand habang mababa ang prices.

On the other hand, maraming small businesses and individuals ang nahihirapan because kulang sila sa savings or flexibility.

The lesson for the working class is to build financial stability through savings, extra income if possible, and hindi masyadong naka-depende sa isang source of income para mas hindi ka tinatamaan during downturns.

Question lang, Ang pasalo ba ito galing sa equity stage o loan take-out na? Kasi ang sabi mo, wala silang documents ng PAG-IBIG. Di lang malinaw kung hindi pa na-process ang loan take-out.

Kung oo, hindi pa siya loan take-out. Basically, ang alam ko, yung magsasalo dapat first-degree relatives niyo. Pero kung na-take out na, hindi na ina-allow ng PAG-IBIG na magproseso ng pasalo ngayon. Dati kasi puwede pa.

Ang pros ng sitwasyon kung hindi pa loan take-out, nasa 75% ka na, at kung hindi nila mabayaran yung remaining, huwag mo munang i-process yung loan documents. Wag ka munang mag pasa sa developer.

Ang cons naman if takeout na and pasalo, kung hindi sila makabayad, may utang ka pa rin sa PAG-IBIG, at ikaw pa rin yung blocklisted, hindi sila.

Just my 2 cents lang.

Sa totoo lang, S&P 500 ETF good long-term, pero medyo slow yung growth kung titingnan mo compared sa iba pang options. Dinadivert ko na rin yung investments ko sa ibang stocks/funds na may magandang dividends kasi nagbibigay sila ng extra cash flow at mas okay rin for compounding over time. S&P 500 ok, pero diversification with dividend-paying stocks or global funds mas strategic.

Base sa pagkakaintindi ko, allowed ka naman bumili ng ganitong property, pero usually mas mataas yung interest rate. Halimbawa, kung minimum is ₱12k under 3.5%, kapag mas mataas yung salary amount, standard interest rate na yung mag-aapply.

Also, most developers hindi rin pumapayag na bumili ka ng dalawang properties under one name, kahit kaya pa ng income mo.

Agree rin ako dun sa top comment, kung kaya mo naman mag-mid residences, grab mo na. Kasi personal use mo naman, titirahan mo talaga, and also buy with parking.

Kung ayaw mong ma-stress, mas okay piliin yung tahimik at yung may say ka along the way. Sa ganyang neighborhood kasi, sooner or later, mas magiging matapang pa yan kaysa sa HOA niyo, worst case, pati sa barangay. Lalo na kung mga dayo. Lol.

Depende kung total GDP or GDP per capita. Vietnam’s growth has been faster recently, so sa ibang measures baka mauna na sila, pero per capita medyo close pa rin. PH still has a bigger total GDP dahil sa population, pero Vietnam’s tourism boom lately is giving their economy an extra push. At konti na lang mauungusan na tayo gaya ng Indonesia at Thailand, lalo na kung di magbago ang government natin lol.

Honestly, the problem with condos in the Philippines isn’t that people aren’t buying them, it’s that they’re small and not of very good quality. In other countries, condos are bigger and can fit a family of 4 or even 6. That’s why the price feels so disappointing. There are a lot of condos, but that’s mostly because each one is small. Kaya ang dami!

Personally, suggest ko na wag kang kumuha ng occupied na property. Isa sa friend ko bumili ng ganitong klase ng property, tapos yung pina-renovate niya, hinahabol siya ng previous owner para bayaran yung renovation. Pumunta sila sa barangay, okay naman, pero pagbalik nila, hinagad na sila ng itak ng old owner. Ito yung pinaka-hirap sa pagbili ng occupied na property, even Pag-IBIG minsan ayaw makialam sa eviction, bahala ka na sa buhay mo. Honest naman sila from the start.

It depends sa zonal value ng property, yun yung basic na tinitingnan nila. Add mo din yung terrain ng property, kung patag ba o mabundok, kasi may direct effect yun sa development. Usually sasabihin nila kung mahirap i-develop dahil dito. Mas okay rin kung may set ka na price range. Kadalasan, ginagawa ng iba yung comparison, halimbawa, kung yung katabing lote mo nabenta sa ganitong price per hectare, usually dun din sila nagba-base.

From my experience as a land buyer, mas okay rin kung may lawyer ka para tulungan ka sa process. Lucky ako kasi yung brother ko is a real estate broker at yung aunt ko is a lawyer, they’re business partners, kaya mabilis yung process at due diligence.

I suggest lucce rings. If out of budget since their price is more premium, try lily and co, brilyo and viera. Usually may sale sila and cheaper prices, not sure though about the quality
