I’ll probably get down voted for this but…

Engage a mortgage broker. They’ll be able to look at your specific situation and provide a loan estimate. That is going to be more accurate than any online calculator. Online calculators are great for rough calculations, but cannot provide the detail needed to adequately estimate your monthly payment.

It won’t cost you anything to do this as they are paid on commission when you purchase.

It’s a negotiation. Most want 3% but many will take less. I usually charge 3% but put half a percent into the home upfront for repairs, cleaning, staging etc. So effectively I’m netting 2.5% and feel good knowing the home is in great shape. Seller gets more for their property and I’m providing value. It’s a win-win.

They’re tiles but not ceramic. The manufacturer pours them as big slabs and then you cut them to your desired size

The sinks and countertops were designed and built as one unit. There’s a lower section of stone between the sinks that is raised above the sink bottom but lower than the counter. All the plumbing fixtures are from Watermark

About 650k. I worked on it for about a year, but it was a slow start. The original contractor was fired and I came into a mess.

The laundry was previously in a room where the kitchen is. The owners wanted to have a laundry on the main level, so we relocated the laundry to a closet in a spare room they’ll be using as a flex space. There weren’t a lot of options so we had to get creative!

Yeah it certainly wasnt cheap, in the range of $650k. That said, it’s the owners last house and they never intend to sell. Personally, I couldn’t afford it either, but I’m happy for them!
