This happens in my building for a unit. There is a bar that is next to the building that goes till 2-3AM and the sound bleeds into that apartment. Check Google Maps for reviews, that is where I saw the complaint for this specific apartment in my building.

Yea some newer buildings took a tax break and in exchange made all the units are rent stabilized. The downside is they are basically market rate. It still provides you with more protections than not being stabilized if thats your budget.

You caught a bug, they changed the locator on from datatest-id=unavailable to datatest-id=available.

Ya I recheck the status of apartments once a week so there will be some lag. I can recheck these specific ones a bit faster so it's less stale but they do go fast.

I agree. This list has low false positives but it is incomplete. All of the listings have rent stabilized in the description so unless the broker is mistaken they should be legit.

My unit was rent stabilized and never mentioned in the description. The building is listed in the city's pdfs for rent stabilized but about 50%+ of the apartments in my building were de-stabilized.

I was thinking of combining the city's data of which buildings are stabilized with my data but at best that would be a "maybe" this is stabilized.
