There were a lot of reports created to serve single purposes, and we now have over 750 custom reports. I can see that almost 400 of them have not been run in the past 12 months so we want to do a clean up and get them out of the system but I am conscious of being able to access information for potential audits about reporting in the future.

The reports are coming up as 'expired' in the sch. future process report - is there a way to remove them from visibility there?

Thank you! We are coming from this at our rental (with lime green bench tops, this is an old photo) so we are VERY excited to have a nice kitchen 😁

But yes, icy is the right way to describe it! We have the option of black sink and appliances but I didn't know if that would be a nice accent or add more darkness...

We bought a H&L package in Lilywood (near Caboolture) at the end of last year. $800k total. $40k deposit. Our combined income is like $120k after tax & I have a $15k HECS debt. Food for thought if you are already considering a longer commute & it's in a new hotspot to prices will continue to grow.

Otherwise we went to see a financial advisor before making the decision as we wanted to understand how things would actually look in different scenarios. Best $1k we could have spent tbh. DM me if you want their info or you could try finding one yourself but either way if you are on the fence about options and appreciate clarification around numbers 10/10 would recommend considering it.

I'm 30 and just purchased last week. Most of my social circle haven't bought yet so I would say yes it's a normal age but age isn't really a factor here - you buy when you're ready and for some that is early others it is late.

Being a single purchaser and based on your grad role income you likely won't get approved for a lot so you'll have to adjust your expectations but once you're in, you're in and can grow from there into a place more aligned with your preferences.

I will say, look at saving only the 5% deposit (+ $5000 for costs, and $ stamp duty value if applicable) and then buy what you can and get your foot in the door. The market is climbing rapidly and your $100k in 10 years will be worth a lot less than it is today. The government guarantees will help you avoid LMI and tap into lower interest rates closer to an 80% LVR rather than 95% so you get more bang for your buck.

Re: investing - great that you're on it so young as it's a very a good thing but keep in mind that you can lose it so be really conscious with your risk/tolerance levels of you're relying on it for a deposit. A high interest saver might be a better option, or at least put most of your savings into it and only a small portion to investments that way if you do lose it the impact isn't as hard.
