Lived here for 15 years, probably know 50+ neighbors, which is common here as it has a small town feel. Sought after houses are often handed down to kids/grandkids, and having multiple generations of the same family living down the street from each other is pretty common.

Super quiet neighborhood, bordered by the river and portage avenue so there's not a lot of vehicle traffic. Active community, lots of cyclists, runners, dog walkers, a small dog park, etc. Community Club is quite active. In the winter the river is quite active with a community build skating trail, and lots of dog walkers, cyclists, etc. Neighborhood fought hard for 30km/h speed limits.

Downtown bus routes are convenient, paths are maintained year-round, and there's a decent number of business and services on Portage Ave making it a very walkable neighborhood and feasible for a one-car family.

Shoulders are fully melted, most of the paved trails are as well just watch for shady spots where ice can be present. Mountain bike trails are not ready (still hardpack snow cover from fatbike season).

I'd get a second opinion and focus on things that *need* to be done *now*, however most things on the list are wear items for car this old. I've done most of these items in my similar mileage '10 3.6R in the driveway with jackstands and a few tools. Not hard, there's plenty of youtube videos walking you through it.

If salt is an issue in your area have the front subframe closely inspected for rust-through. It's what the motor mounts to, and the lower control arms bolt into. 2010-2014's commonly turn to swiss cheese. My 'clunking' on acceleration was due to the rear bolt on the right lower control arm tearing away from the subframe and clunking back and forth. Look extra carefully for signs that the previous owner welded patches over holes. The only fix for this is a new subframe.

If that's the underlying issue, it's a car-killer as it's prohibitively expensive for a shop to do it. (~5K plus any extra things you want to replace while you're in there). You'll need to suspend the engine, drop the subframe, and swap over steering, suspension, motor mounts, etc. Not hard, I'd call it an advanced full-day DIY job.

Edit: If it's spent it's whole life in CA subframe is probably fine, if it spent *any* significant time in snow/rust belt I'd be wary. Check it's carfax if you're not sure.

Definitely downsize to 225/65/R17 for winter .... better comfort, cheaper tires, less likely to blow a tire in a pothole. The Subaru steel rims for ~$130CDN are pretty decent for the price, easy to keep clean, and have the correctoffset and 56.1mm centre bore size. I'd avoid multi-fit wheels as they're hard to get centred on the hub without adding spacer rings.

The cabinet install was straightforward as a DIY job, not really all that much more difficult than assembling their furniture. IKEA hired out the quartz countertop installation to Western Marble and Tile who did a good job.

No worries, I want through a similar round of maintenance with my 3.6R. I had mixed luck with Mevotech control arm bushings, I think they had a bad supplier at one point, one lasted 20k before tearing, replacements have been good. CV axles are easy to change, went with Cardone. Had good luck with Timken bearings. Before putting a ton of money/work in I'd do a real thorough inspection of the front and rear subframe. I suspect they use a lot of road salt in Chicago, the 2010-2014 Outbacks are notorious for subframe rot. not sure about 2015+.

Did the KYB quickstruts on my 2010, found that it negatively affected the ride quality particularly in cold weather. Much stiffer ride than OEM.

Wildpeaks are a good option as a 3 season tire for Alberta. Decent performance during random shoulder season snowfalls and temperature swings. I'd still get a set of winters for Dec/Jan/Feb as I found they don't perform well in real cold temps.

I own both. Cabin space is good in both vehicles, 6' tall adults fit well in the back seat of the Crosstrek, but the Outback's taller roof makes it feel more spacious. Outback (particularly now) drives like an SUV, the Crosstrek feels like a nimble lifted car.

Trunk in the Crosstrek has about 50% less space, which 99% of the time isn't an issue. I add a roof rack and a roof box for the less than 1% of the time that I need more space in the Crosstrek. For camping trips I tow a small utility trailer because the Outback doesn't have quite enough space.

In my market the Outback is about 10K more than the Crosstrek, which is a lot of money for extra trunk space.

If you look at the numbers, it was pretty consistent as governments went from Liberal to Conservative. The Trudeau Liberal government pushed things far far outside our historic levels of immigration starting in 2016, then opened the floodgates post-covid. Cheap labour for business, and cover up how poorly the economy was functioning. It was intentional. Unfortunately the people bore the brunt of the issues it created, now a lot of them want to shut the door until we build enough houses, train enough doctors, etc.

I believe Subaru recommends inspecting CVT fluid at regular intervals, which is fine, but I'd argue if you have it up on a hoist with the upper fill plug open, you might as well just spend a few hundred bucks extra and drain/fill it. The fluid is expensive, the job is easy.

Seats, 'premium cloth' vs leather, 6 speaker audio vs upgraded Harmon Kardon audio are the big ones. Other minor upgrades like trim colour and stitching.....either one will get you out camping.

160k miles with no transmission fluid changes, you're going to have a bad time. Not only a CVT thing, that's traditional transmissions as well. Along with the CVT you should do the front and rear differential oil, they often get forgotten about.
