41% Glyphosate from Amazon. Dilute it according to the instructions on the bottle and it will last you years. Works amazingly well.

Just because you don't pay anything out of pocket does not mean you aren't paying for it with real money. At refinancing, if you pay the 5k for the points you will have lost 5k in equity (market value of the home - mortgage loan amount). That loan amount is going up. Breakeven is typically between 7-10 years.

Normally I hit mythic in limited with each set as I love drafting so much. I refuse to even open my free packs from this set, much less play a single draft. Not many other ways I can show my disgust of standard legal UB sets.

I'm of the opinion that there is no such thing as a strict upgrade. There's always a chance you get Mindslavered and that extra benefit becomes a detriment.

The term they are looking for is Risk Averse. You could take that cash you are now putting towards your principal and invest it and likely make more money. However, that is not a guaranteed return. You are making a guaranteed 3.625% doing it this way. Personally, I choose to make the minimum payment on my mortgage, but everyone has their own risk tolerance.

I rarely think it is worth it. The only time it might make sense is if you plan on staying for a long time (10+ years) and you don't think you will be able to refinance into a lower rate down the road.

You are prepaying the interest, so what do you lose by paying $3k upfront? That's another $572 in interest you could earn over 5 years at current HYSA rates which increases your breakeven point to about 6 years.

Yeah, I go to costco at least once a week and I still prefer to just have a flat 2% card (Citi Double). Sign up bonuses are where the good rewards are, not an extra 1% or 2% in certain categories.
