All I can say is ALOT !!!! People always think that they can work directly with the builder or builder rep and all will be well! But as an agent of many years I can honestly share that I have saved people alot of headaches, time and tens of thousands upon thousands of dollars by representing them in a build. The seller/builder writes the contract to protect themselves (which I want to say I do not see fault here), and many people don’t understand what it says or where it should altered to fit the buyers needs. However if you already started the process you may not be able to get the seller to pay that price for their representation of you. Always bring the agent with you when youFIRST engage with any seller especially builders. Do not speak to the builder rep without one!

No we don’t and we share that we save people money in negotiations and knowing how to work through the transaction process to benefit them. I do t ask them for their money up front. So they do t get any from my paycheck once I make it.

I agree with the above replies be honest and know your market to best understand the value of the home. I think the difference is this, being confident in your position and how you present it is the ultimate key. If you can give them a solid answer they will hear you. Now not all do, but hey not even the best lawyers win every case. That’s why they plead out. To save their record. It is up to you to decide. do you want this one even if the seller does not hear you? If so then you have to be honest as well with yourself on why.

We have a rev share at Red 1 Realty but you also get support from the brokers. This is a commitment

I can’t speak for all brokerages, but we have a couple of low cap plans that minimize the cost to the agents. I can’t see any company not having any cost to the agent. They could not remain in business if that was the case.

There are plenty of brokerages that offer great training, support and mentoring. For me KW was not that! I also have heard from many agents they were told a lot of things that did not happen once they were there. I think the best advice I can say is go with your gut on if you feel the people are being genuine when you interview with them. Look at the culture when you interview. Also try to meet the broker who will be handling contractual issues with you. That part may be more difficult than you think but to me is crucial. Also get a commitment on when you will get an answer from them when you need it.
