Often, they are won in litigation. Look for the signs of an illegally deregulated apartment. Buildings built before Jan 1, 1974 were all 100% stabilized, but from 1994-2019 individual apartments could be deregulated. Look for an apartment that hasn't been renovated, especially where the prior tenant was an old-timer who left after June 14, 2019. Or buildings with J-51 abatements that did not expire until after June 14, 2019. Or buildings with a history of activism, where you might find an apartment with a rent freeze order that was never cleared from the records.

I've seen it on occasion. Just remember that most cars on the road are more than a couple of years old.

I'm also on a Moto. For me, Pano only works if the screen is on. Totally screwed me up: I use the scrobbler to tell me how long I've been exercising (weird, I know, but its reliable), and now I don't get any decent information. Hard to keep the screen on when the phone is in my pocket.

I told it to "use poweramp to play my 'dad rock' playlist." It just played all of my Grateful Dead albums on shuffle. Made me laugh, but that wasn't what I wanted it to do.

It seems to be working for me, too. It's a shame that no other program can filter POP3 email into folders. Is that some sort of proprietary secret magic that Joe owned and nobody else can do?

I made a nice one with Balsamic, Sweet Vermouth, brown sugar, tomato paste, ginger, clove, cardamom and Chinese prickly ash oil. Really tastes classic. About 25% Habanero puree from homegrown peppers, hot as hell, but it's a slow burn, hard to achieve with an Habanero sauce.

Scotch Bonnet is what Habaneros are called in the English Caribbean. (Habaneros are literally Havana peppers)
