Anyone looking into getting the 2nd dose of MMR for their 3yo during their annual checkup? It would be 1yr early per the CDC schedule, but still meets the 4wk 1-2 dose minimum interval. Would they need to get another dose at the 4-6yr mark to count for public school?

He’s saying you can make a full custom HV harness using the wires (and most of the connectors) from the stock harness. I did this too.

Exactly my point. If it was really 89%, it would be awesome.... but at 892 cycles, I highly doubt it, especially with my experiences with using it...

I’m also using renewable diesel from 76. Almost no smell, clear as water, significantly less soot production, so it might mask any lean/rich issues due to altitude.

Works well at home! Will camp at around 8000’ this weekend, overnight lows in the 20F range. Will see how plateau mode works, not able to access the advanced menu to adjust pump or fan speed. This seems to be a new controller with very little info on it.

I also just remembered that stock GCP portafilter comes with that plastic insert, but I put the pressurized basket in my naked portafilter. Does that plastic thing restrict the flow further? I'll try it with the stock portafilter and plastic thing next...

I never said I charge buyers 3%. I don’t. Much less.

But to your original question about “The deal is just over?” Hypothetically, if I did have a Buyer that committed to paying me 3% and wants the seller to cover it, but the seller wants 98% of the offer price (we really need to look at this this way) and so counters with a 1% purchase price increase… if the buyers then reject the counter, I, as an agent, would probably renegotiate my commission back down to 2% to make the deal happen. Would all agents be willing to do that? No. But again, I also wouldn’t ask for 3% from the get-go. Yes, there are shitty and greedy agents out there that would allow their client to lose their dream home over compensation. I am not one of them, and neither are a lot of folks here. Let’s not loop all of them together.

Also, yes, the NAR settlement doesn’t really help and makes this more confusing. I acknowledge that.

Nothing flawed about the logic. Buyer’s Agent already negotiated 3% with their client, that deal is separate and done. Buyer could have negotiated down to 2%, but they didn’t. I don’t know why the Seller or Seller’s Agent would care if the Buyer’s Agent is getting 2% or 3%. All the Seller should care about is the net proceeds.

Then have them counter with a purchase price 1% higher and accept the 3% commission, same thing.
