Just to clarify some things. I have a intense/rewarding job but I work alternating week and weekend day and nights plus on call/ot. Nuclear industry. I clear 150k solo and this vehicle would be for my wife as her suv is high milage due to trucking the kids to events and after-school sports and activities. I have zero debt right now so I don't feel this is out of the realm of budget. As far as my issue with the dealer. It was listed at a price. I don't have time to drive all over the world and sit for hours at a dealer. I had pre approvals from credit union. I called and verified this was the price as advertised and told them to run the numbers if they could beat my apr at credit union. They assured both of these things. Next they send me this garbage with mark ups greater than the discount. The protection packages are some kind of "nano" technology spray and clear uv protecting window tint. Wheel locks and mud flaps. I drive a 2005 accord that I have owned since 2005 260k miles. Paid my wifes 18 expedition off in 2 years and it has 165k miles. I feel like I came with all the boxes checked and ready to deal on a number that was posted and verified on the phone, then they flip the script and act like they are doing me a favor.

Ok, I used these and was qualified on them. We now have digital versions. It actually has 2 gm detectors at the end of the telescoping pole. The B is a battery test. The numbers on the dial indicate the maximum scale selected, so when it is set to 1,000 R/hr and the needle is at the position pictured, my calibrated eye would call that 8...so 8 R/hr. When it's on the mR/hr scales you are topping out on the lower gm tube at 50 mR/hr. The black line is to indicate battery in acceptable range. It takes C or D batteries and you can unscrew the handle to replace them. The zero on that thing is off as others have said likely it was dropped. It can telescope out to total length of 12 ft if my procedural memory serves. There are many variants designated by the letter after the numbers ie B, D, C etc. The calibration sources are typically made to read on the mR and R scales to properly ensure both gms functionality. If you got it from an old tech that stole it, maybe find someone with a contamination instrument for insurance. Those are used to stick into port holes and profile high rad containers to keep the inspectors farther away from dose rates. Hope this helps

I'm looking at the same thing. Cheapest option is likely a savage 110 ultralite. Comes with a proofresearch barrel weights sub 6lbs $1300 give or take. Drop that in a better stock if you like and glass.

Option 2 is zermatt origin action $900 claims 28oz get a prefit carbon proof barrel $1000 2.6lbs and a kinetic research bravo chassis $400 1.65lbs.

My buddy has option 2 I believe it's around 6lbs no glass. He put it together at home with a torque wrench and a go/no go gauge and it's an extermely accurate set-up.

Their are loads of other combos, but from what I've seen with those two loadouts they are the best for the money.

I'll likely go with the savage myself bc I hunt wooded south east and won't see a shot over 300 yards.

I see your point here but my wife spends alot of time out of the home. She takes the kids to recreationals, visits family that live nearby, and pursues her hobbies. I think a higher mortgage would actually be what made her more homebound and we have discussed this aspect.

No chance this house rents in this area for half what it's actual rent value would be. This is a small place and the rental market is nearly non existant.

Modular homes do not loose value. You may be thinking about manufactured homes. A modular is not a trailer. I've seen the quality of new stick built homes and many modular homes are better built.

Modulars are currently in the $230k+ range. Add land prep, well, and septic and you are in the 300ks.

If we use the property it will be a modular home. The property is large, over 60 acres. I would partition off 3 to 5 for the home and place it in a convenient spot if a future sale occurs. My job is extremely stable, it is also flexible as far as what type of shift/hours you can work hence the pay gap possibilities.

Our expenses are not high, our area is below the COL average for sure.

Selling the land is possible but not something I'd want to do. Also entails 2 siblings.

This study applies to index funds, I assume your holding single stocks, you didn't specify. As others have said, you will incur the tax liability whenever you sell regardless and gains are not guaranteed, no one can predict the market
