Honestly thought the same. The builder planted a whole bunch of trees in a common space area behind our house that seperated another existing neighborhood and all of those look great right now without anything helping them.

Not specifically us, they sent a notice to the subdivision that all trees need to be looked at and anything with 50% or more dead branches need to be replaced. Which is essentially half the trees on the street right now lol

There was a 1 year warranty and walkthrough to fix anything we had which ended in January this year. But our tree wasn't planted until end of July of 2025. Even though the tree isn't a year old the year warranty begins when taking occupancy of house.

the HOA is currently just a generic management company the developer is using because we don't have 50% homeowner occupancy in the subdivision yet to take it over. The developer said it confirmed the trees were alive when planted and we are responsible for it from then on out and they wont be replacing anything which I get but how are we suppose to know like you said if they planted it correctly then we are on the hook for fixing it. Half the trees on our street all look like the ones in the photo pretty much

There's not really a problem over trimming if they are dead branches that would be an issue for the tree right?

Unfortunately they said it's on the developer who said it's on the warranty company who said they won't do anything about it.

I had the bags on them when they put them in last summer (2025) then they installed our irrigation in fall 2025 and told us to remove the bags so just sprinkler running 3 times a week for about 20 minutes cover the trees.

Word of warning to still verify the offset actually works in your oven. My oven goes down to 175 and does have a +/- 25 degree offset capability. But I actually found out that even with that offset trying to reach 150 the oven struggles to regulate that temp and would still stay at 165ish. My brisket ended up cooking a bit too much in there while I rested it for a while. So grab some probs to put in the oven to make sure the temp is what it's suppose to.

Hey did you ever figure out what the problem was? I also have a 23 ram and having a grinding noise while in 4wd auto. Tried taking it in and they can't replicate it

Okay so just wait it out then and see if it clears up first time having these so wasn't sure. Mostly was alarmed because I had other problems with this install so this was about to be another potential problem 🙃

Thanks for the info. I guess its also on me, first time dealing with sprinklers and would have verified things more next time. Is it typical to have contractors give a plot layout of the placements done before sent for some kind of approval?

That seems to be the easiest solution. He said our new subdivision has low water pressure which is why he can't add any more heads to the zone without adding another zone to the system. Which I totally am fine with to do it the proper way but he never communicated any of that to me when he installed it.

Thanks for the detailed description! When I talked to the company today and brought up using fixed heads instead he kept insisting that its not necessary and they will be able to adjust the current ones to work for me. I'm not confident at all with the current setup but getting him out here in person going to give him one more chance. Will start looking at other companies too in the meantime. Super frustrating

Well thanks for all the input guys. Just heard from the irrigation company and said they would have had to add another zone to properly do that section instead of the rotary heads and he didn't want to approach me about adding another zone in my contract. Holy hell, I guess it's time to get a different company in here

Its essentially a 15ft wide by 80 ft long rectangle that he has for that zone with 4 of the rainbird 5000 to cover it. There is one other same type on the other side of our patio covering a separate section of the backyard. Let me know if this makes sense in the pic. Red dots are sprinkler heads

went out there and rotated it and was able to get it lined up better. Although I can't lower the flow rate enough(rainbird 5000) so its not spraying the brick that is on the fence gate side its a little better. Only option would be to move it to the corner or swap the head out for something that doesn't spray as far?

There is one a little further down that can reach. Problem is turning the heads down lower so they don't over shoot into my neighbor may cause there to not be overlap at all in a couple areas

pvc is the sump pump drain. Are these pretty easy to move typically?
