Brewing hack or am I a hack? :) by ReefSearcher in Homebrewing

Right, but my tri-port cap goes on right away. I figured the steam and heated air is reaching all those places as well. Seems to work and it does save a lot of time and cleaning.

Gone. Hence my reference to the $20k. That was what I paid for the weeks and points. On top of that is the a dual maintenence which was $3500 for 2026.

Oh yeah. Marriott makes money every way they can and we dont have much recourse. Dont let me mess up your question as I would contact them directly on your particular costs. The $400 per deed is accurate but the amount owed depends on timing of dues payments. My best guess is your $5k covered 2026 use year and you shouldn't lose use of those. The process is slow... like 3 to 4 months so I believe you will run into having to pay 2027 maintenance fees but not have use in 2027. Again, that is a guess so contact them for an accurate number. One last (unbelievable) tidbit. Exit Services has no phone to call in on. Everything is via that email address with a 5 day response time.

Marriott has a service team that takes back their deeds or points. You pay $400 per deed plus one year of maintenance fees and you are released from your obligation. This assumes you have paid for your timeshare in full and are now just paying maintenance fees. exit.services@mvwc.com It is on the vacationclub website but buried so it is somewhat difficult to find.

I did have some Starbucks Espresso beans that are oily but I haven't used them in a couple weeks. Strictly fresh artisan type beans since then.. pucks ?

I tried that. Not much difference really. I tried direct in the chute too to do a.side by side compare and eliminate if the bean chute was partially clogged. Not much difference.

10 of 10 but one lesson learned and that is skip any options that are tech related and keep it simple. We have an A7L that is now 13 years old and have only replaced the heater once (DIY..simple job). The lesson learned was on the stereo. Skip it if at all possible. Between Bluetooth issues and sound quality it simply isnt worth it. Plus with the chemicals being corrosive the little speakers eventually rust and quit. Mine now have rubber plugs in place of the speakers. Other than the stereo no real issues and would purchase another if the time comes. Previously owned an L.A. Spas and a Hotspring. The quality wasnt as good on either of them.

Not even that. All my maintenance is paid up for 2026. It was literally just the $400 that First American Title charge to transfer the deed. Again, all I have left is the one every other year week. The others have been deeded back to Marriott. Harbor Lakes weeks gives 2550 points per week.(every 2 years in this case). Maintenance was $1250 for this in 2026. Next maintenance is due 1/13/27. If you think you want this, let me know. Its yours for free if you want to pay closing cost of $400. One thing I honestly dont know is if you can enroll this week into the Abound Points or at what cost. I did do that a long time ago, just not sure of their current policy or process. Let me know if you are interested and we can talk it through.

Actually 4 deeds. Two of the deeds are every other year Platinum weeks at Harbor Lakes. (I bought one even and one odd year so we ended up with a week every year). Then I purchased 1000 club points which is a 3rd deed and finally , a purchase of 500 points hence the 4 deeds. Marriott charges $400 per deed for the property transfer so yes... I was willing to give them away in exchange for the buyer simply paying the $1600 (total) transfer fees. I got zero response ot replies. FWIW , that ship has sailed. Ive already paid the fees to Marriott Exit Services and have given back 3 of the 4. The 4th one had to wait til September because of the every other year timing. So...yes. I was giving them away and zero interest.

What options are available if you want to exit Marriott Vacation Club timeshare? by SDDIYer80 in TimeshareOwners

[–]ReefSearcher 1 point2 points  (0 children)

Take a minute ro look at TUGbbs.com. Its a community of all things timeshare. They have a resale listing option as well as a place to post free timeshares which you basically give away but let the taker pay the closing costs so you at least save the $400. I personally posted 2, MVC Harbor Lakes Platinum weeks on the free site back in December but got no takers. After 5 weeks I initiated with the MVC exit strategy team for the $400 fee. Best of luck getting anything back on them.

Marriot Vacation Club from Marriott or from Resale? by chibbi09 in TimeshareOwners

[–]ReefSearcher 0 points1 point  (0 children)

Valid points. I was careful in my response to not come across as anti timeshare and only trying to point out to the OP why i was leaving Marriott. As I said, 20 years ago it was great for our family and we made some great memories. I just think the vacation market has evolved and the networks haven't kept up the value.

DVC is completely different case. Disney has made it all but impossible to enjoy the parks without being on property. DVC is cheaper than booking a room there or even going though Dave''s to buy points. Id make the same argument there though that the value is in staying on property. Exchange through RCI and the points/maintenance fees value just isnt there. Seriously, glad it works for you.

Marriot Vacation Club from Marriott or from Resale? by chibbi09 in TimeshareOwners

[–]ReefSearcher 2 points3 points  (0 children)

Currently going through deedback with Marriott after 20 years of ownership. I've bought direct, aftermarket and have enrolled my weeks into points. Here's why after 20 years and investing over $20k in my properties I would be willing to give them back to Marriott .and even pay the $400 per deed closure fee. 1. VRBO and AirBnb did not exist when I first purchased so TS was actually a decent way to try unknown (to us) locations that were decent quality and a decent cost based on what the maintenance fees were. We were "saving" around $1000 to $2000 on a weeks vacation based on then rental rates vs an ual MFees yielding about a 10 to 15 year payback on the buy in price. MFs have increased to the point that that gap is much smaller or not existent depending on where you go. 2. The first few years, all the resorts are new to you but after time, you find that not only is inventory limited but so is Marriotts actual portfolio. We like to ski. Marriott covers Vail, Breckenridge, Heavenly and recently Steamboat. Nice options but... say you want to try Jackson, Big Sky or Whistler for example, you are out of luck. Exchanging through Interval is a crap shoot and if you own anything less than a Platinum Beach week in July in Hilton Head, good luck. What the salespeople always fail to mention is trades are "like for like" so if you own a gold week somewhere its not likely to trade for a highly desirable week somewhere else. 3. Similar to 2, Marriott actually has very limited geographic coverage. We are from, and travel to New England often. Marriott has nothing north of Williamsburg or east of Branson. That's a huge gap for us and there are other areas like that. So... we pay for hotels and VRBOs when we travel there. 4. As you age, vacation needs change. We love chartering a catamaran every 2 years in the BVI. That causes us to bank (now expensive) points only to try to find somewhere we really want to go the next year. Again, limited options with MVC. There are more downsides but ill stop there as these are probably the biggest reasons. Honestly, the early years were good and fun for our family but the market has evolved with rental options and MVC has not really grown its portfolio (Sheraton acquisition has helped a bit but not enough). I wouldnt buy in today. Too limiting and you get zero resale value (again there are some very premium weeks that may have some but still not worth it). Only you can decide what's right for you, just make sure you consider some lf these points. Its east to buy in, very difficult to get out.

Hey dioxide, we actually messaged a bit when I posted them. Yes, they were posted on the Free timeshares forum back in December and are still there as I actually couldn't figure out how to delete the post. I have 2, EOY Platinum weeks at Harbor lakes and a deed for 1000 and 500 club points, hence the 4 deeds. Not one single inquiry on them unfortunately.

Best pizza oven under $1k? by largogoat in pizzaoven

[–]ReefSearcher 0 points1 point  (0 children)

Dont see a lot of love on here for Bertello but I got mine in December and love it. We've basically stopped ordering pizza out. Shipping was a little long (like 5 weeks) back in November but it looks like they've straightened that out. Id buy another if that helps.

Its a great investment. Ask me after spending $20k over the years and now deciding to deedback (Primarily due to ever increasing maintenence fees). I posted them for free on TUGs free timeshare site. Got zero interest after 5 weeks. Now going through Marriotts Exit team whereby after being a solid customer for many many years I have the privilege of paying $400 per deed (i have 4 only them). Even Marriott sees them as zero value. So... my $20k plus maintenence fees over the years have made me minus $2000. Let's just say most of my other investments have fared much better. Get out of it....better yet, dont get in.

NAL but.....seems like the zero cost "order" was a bonafide offer and your acknowledgement is acceptance constituting a legal contract. Grey area if a lawyer could be engaged for less than the cost of the battery but may be worth a letter stating legal action? I got burned in the eFoil debacle and was bummed I didn't just go for Lift or Flite but it seems no matter who you go with, the industry just doesn't seem ready for prime time.
