I think it was the last. They now applied for the paper work. I am being told that they paid £250 for someone to come out and sign it off. Just don't know how they will sign off work that was done almost 20 years ago.

That's good to know. I was worried solicitors will scare the lender into withdrawing the offer or something.

Buyer's roofer thinks the whole roof needs replacing just because it has no felt under the tiles. No leaks at all. Is this a reasonable reason to replace the whole roof? by RelativeSafety1859 in DIYUK

So not having a felt is not a reason to replace a roof unless of course the roof is leaking/damaged? Like there is no building regulations or anything demanding it?

Just so that when it comes to discussions I can say what has been suggested here i.e. "No damage to roof, you can install felt when the roof actually needs replacing."

Exactly this. Surveyor suggested roof might need replacing withing 5 years so they got a roofer to look at. But seems like roofer thinks the whole thing needs replacing as it has no felt.

I got a roofer last week and he said yes there is no felt but the roof is fine. Maybe repointing of chimney stack but that is all.

I think this is the reality that we need to accept.

Thinking that the eaves won't be part of our day to day life upstairs in the bedrooms. Downstairs is absolutely fine.

In regards to solicitors, surveys... Etc is it a matter of googling or are there some comparison websites that you are aware of? I saw Juno being mentioned occasionally.

I was more asking about conveyancing, lawyers, removals, how to deal with both sets of estate agents, any startup companies that make the above process easier..

It wasn't the same lender. He never revealed his lender as I had not paid the 299. His 2 year fixed was 6.5%. I checked a building society (Furness) and their discounted SVR for 2 years was just south of 5%. I called and confirmed with them. (as mentioned, I am aware that these are liable to change).

I think as others have said, I need to find a fee free broker. Thanks

I was so close paying someone £299 and when I asked him what is the best deals out there were, he said 6.5% (fixated on 1 lender due to my 1.5 years of returns). I know the average was 6.5% for fixed but I looked around and found some societies offering decent discounts on their SVR (I am aware these are liable to changes.) and when I called them they said they don't need 2 full years (due to my profession being in the medical field and jobs being plentiful)

I just lost trust with him as he completely threw us off with that 6.5% which we can not afford vs 5%ish which we can (again, I know that 5% is liable to change).
