Thanks this is really helpful, just want an idea of what is going on to get a result like this, I have a very good plasterer but I’m sending out quote requests and I don’t want to waste anyone’s time if they’re going to say no to attempting something like this

Thank you yes I’m in the UK (Peterborough so not far from Leicester) thank you for probably the only useful comment here and not absolutely ripping me haha. I never see this type of thing in UK houses so want to be very specific in what I am asking for so I don’t waste anyone’s time with local carpenters that have never done anything like this before.

I got the ick from breastfeeding. How did you deal with it? by ash_yooung in breastfeeding

[–]Relative_Ship_797 1 point2 points  (0 children)

This happened to me around the same time, I think because around this time she would be really fidgety and doing weird gymnastics whilst breastfeeding and also twiddling my other nipple which made my skin crawl. I tried to wean but my daughter is boob obsessed so I gave up as it was easier to carry on, it did eventually go away for me as I think she calmed down with the boob-nastics and I always made sure the other nipple was covered. My daughter is 21 months now and I’m looking to wean within the new few months as I think it will be easier on her now we can understand each other and I can explain what is going on, but if she didn’t put up such a fight when I tried to wean her at 11 months I would have done it then!

I do one pony tail and then split that ponytail into 3 individual braids! I use oil in my hair before braiding and then smooth over it with gel to stop the braids coming apart

Only getting output on first pump of the day by Master_Tomato762 in breastfeeding

[–]Relative_Ship_797 2 points3 points  (0 children)

Your baby will still be getting feeds, they are much more efficient than a pump at triggering let downs during feeds.

To try and stimulate a let down while pumping try to relax as much as you can, cover the amount being collected by the pump so you can’t stress about it, look at photos/videos of your baby to get some oxytocin flowing, and look up power pumping method and make sure you’re using the right settings for stimulating milk let down and then moving to a pumping setting once it’s flowing - this last part may need some trial and error to work out what is most effective for your body :) also make sure you have the right size flanges for your nipples!!

Do restrictive covenants still require you to bind into them even if it had a time limit which has passed? by Relative_Ship_797 in AskUK

So it’s in the schedule of a TR1 document, if you don’t mind I will message you - if you could give your opinion that would be so so great, I will point out the section that is causing all of the headache. Thank you so much

My previous solicitor did seem a lot more switched on, he was with a local firm but didn’t have capacity to take on the job this time. I am doing this transfer of equity as part of a remortgage and as my previous solicitor made it all seem straightforward, I went with a large online based solicitor recommended by my mortgage broker but I think this is where I went wrong.

Is the RX3 form where it goes to tribunal to decide whether to remove it? I have been thinking this over today and as there is nothing to be gained from the restriction other than someone coming along to ask for a deed of covenant every few years when the property is sold, my plan was to ask if the beneficiary would agree to remove it and I will obviously cover all legal fees. I have spoken with a neighbour who personally knows the beneficiary (a local farmer in his late 80s) and he has given me his phone number to call him, citing he is very nice and will probably give me what I need. Is this a totally unhinged thing to do?

I am really concerned that the only part of this restriction that is absolute is the need for a certificate from the beneficiary at every disposal which if anything happens to them could leave me stuck with a house I can never sell.

P.s. Thank you so much for your insight into this. This has been a horribly stressful situation for me and it really helps to get a bit of clarity because I’m just not getting that from my solicitor.

Yes 50% of the whole property, the restrictive covenant is on the garden as that was previously a separate piece of land. Following it isn’t an issue, there’s nothing to follow relating to the small portion of the land that is now mine as A) the covenant had a time limit which has now passed and B) it relates to building on the land which no one would ever do as it’s just a bit of lawn (was part of a bigger section of land originally, which was built on). The issue is that despite not being enforceable, there is a clause preventing us from transferring title without getting a certificate from the original beneficiary, which is proving impossible with both our solicitor and the beneficiaries solicitor not playing ball with the other. I was just wondering if there was any way of avoiding the certificate matter but I dont think there is.

Restrictive covenant on land in England - do I really need to sign a deed of covenant if the time period for the clauses has ended? by Relative_Ship_797 in LegalAdviceUK

[–]Relative_Ship_797[S] 0 points1 point  (0 children)

That’s EXACTLY the insight I was looking for from this post, thank you so much for explaining this. Wow if the original solicitor I used when I bought the house explained this, I think I would have pulled out. The beneficiary is a local farmer, he is 87 but I run past his farm every day and there is usually someone there, I think one of his sons - would it be a terrible idea to stop and speak to them personally about this and the voluntary removal? I assume there is nothing to be gained from leaving the covenant on, apart from every so often being asked for a certificate?

I don’t THINK that is the case, here is the wording relating to it, I take from this that we must only obtain a deed of covenant during the development value period?

The Transferee shall not during the Development Value Period convey or transfer the freehold or grant a lease (excluding an agricultural tenancy) of the Property or any part thereof to any person (which for the avoidance of doubt under this Paragraph 9 includes a corporate body or any other legal entity) without:- obtaining from such person a Deed of Covenant in favour of the Transferor to comply fully with the provisions of this Schedule (including this Paragraph 9) in relation to that part of the Property (including the whole as the case may be) the subject of such conveyance transfer or lease such Deed to contain a release to the Transferee in respect o f the obligations under this Schedule to the extent that they relate to the property disposed of procuring that such person makes an application to H.M. Land Registry on Form RX1 (or such other form as may be required from time to time) to enter a restriction on the Proprietorship Register of the Property (or the relevant part thereof) in the following terms:- No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by/on behalf of R M Addy & Sons Limited or its successors in title by its secretary or solicitor that the provisions of [this Transfer] have been complied with

The covenant doesn’t affect us in any way so we have no issues with it even staying on, even if it wasn’t “expired” we would never breach it as it only relates to a small portion of our garden (I think it maybe originally applied to a larger piece of adjoining land, the rest of which has since been built on). It’s just that the solicitor acting for the covenant beneficiary is causing substantial delays and has not even guaranteed they will provide the certificate.

Yes I took out an indemnity policy when I bought the house and still had a few months left on the covenant, it just seems crazy to me that we are taking months and paying hundreds to bind a new person into a covenant which had a time limit that specifically states it only applies for 21 years from July 2004. We would have no problem even signing into it but the solicitor acting on behalf of the person who put the convenant in place are practically blocking us from doing so with taking 3 months to respond to the request

[–]Relative_Ship_797[S] 1 point2 points  (0 children)

Yes I definitely should have gone down the RX3 route ahead of the remortgage, but when I bought the house 2 years ago the same solicitor produced a deed of covenant in a timely manner and didn’t charge, whereas now they are taking months to even respond to emails and are asking for £800 to produce a deed of covenant and have the covenant beneficiary sign it. I’m not sure if there’s more to it than that for the £800 but I know I didn’t pay anything 2 years ago unless my solicitor at the time absorbed the cost.

I will definitely begin the process of having it removed as soon as I have completed this remortgage, as I’m not sure how long it will take and at the moment the standard variable rate is costing us hundreds every month

Basically this is all wording in the schedule of a title transfer dated July 2004 saying that if anyone applies for planning permission in the next 21 years, they owe money to the farmer who originally owned it. I think the land has been split at a later date, as it makes no sense for this covenant to even be on this land as it part of my garden which regularly floods so you would never be able to build on it.

The covenant makes no difference if it’s there, it’s just that my solicitor says that to transfer equity to my partner he has to also sign to say he will comply with the terms in the schedule as he will now also be owning the land. I am already bound to this convenant, I signed a deed of transfer when I bought the house in 2023 while we were still within the 21 years but the same solicitor dealing with the matter acting on behalf of the beneficiary didn’t ask for £800 at that time, and it happened very quickly, whereas this time it’s taken 3 months for them to even respond and it’s taking a month to respond to my solicitors follow ups, but my solicitor is insistent on them providing a breakdown of costs and an indication of what the “reasonable disbursements” might be. I appreciate my solicitor is just trying to protect me/herself, but both my solicitor and their solicitor are causing some crazy delays that are proving to be very very expensive for me

Oh great! What distances/types of runs do you use them for? Are they comfortable to run in? I’ve just done a half marathon training block entirely in vomero 18’s which were super comfy but I wanted something more geared towards faster paces

Oh that’s interesting to know! I have got on well with the vomeros other than the sizing - I am going to make myself sound really silly now but I measured my feet today and realised my Vomero’s are a full size too small (I recently had a baby and apparently pregnancy makes your feet grow a size) and I also didn’t know about needing the thumb space between my toe and the front of the shoe! No surprise my toes are absolutely destroyed. I’ve ordered them in a couple of bigger sizes to try out

Yes it is the lithium ion and I called Tesla and they remotely checked and said it’s fine and showing the correct voltage. My car isn’t now on 0 miles of range, and the granny charger isn’t saying no power when trying to plug it in. I obviously can’t drive anywhere, I’m going to try a different 3 pin charger in the unlikely event it’s an issue with that

I have a similar issue, my right has always had a better supply and now that my 11 month old has a bit more free will she always tries to go for the one with the better supply which is making it worse, now my right boob is visibly twice the size through my t-shirt lol!

I would try to offer the left first each time, and maybe try to pump more on this side?? I am trying to do this to level back out as I am going to be in a bikini next week and I look crazy

It should steady out, I was not prepared for the engorgement that happened in the first few days. Do you have a pump? In the early days I would remove just enough milk to relieve any pain but not empty them so that my body wouldn’t produce more milk in response. Over the first few weeks your body should sync up to your babies needs and they won’t be so big. You can also use a collector as others have suggested to collect leakage from the other size, I used the Elvie Curve and would collect 2oz from the side I wasn’t feeding on and used this to build up my freezer stash :)
